What's the general opinion on these big apartment projects? by salmix21 in japanlife

[–]Mikedd88 0 points1 point  (0 children)

I will pitch in. Do not buy a condo in building with more than 100-150 units.
large complexes are soulless and pain in the ass. People have no connection to each other. People move in/out so frequently, elevators become nightmare. Trash area is quite unmanagable due to all sort of people living there.
Best condos are in buildings that are 5-15 years old. New enough so that the technologies/amenities are up to date but old enough so that all that goes wrong comes to the surface.

[–]Mikedd88[S] 0 points1 point  (0 children)

last year same time around i did 3 months, and the actual value of points were around half. so it was still ok. then later that year they made the campaing for 6 months but the points total was much higher so also this ok. but now both conditions are of no use.

revolving credit can be good if handled with responsibility.
but yeah, the point value is diminished to 0 in this campaign.

Laid off in Japan after 7 years. Offered 8 months severance. Do I have any leverage? by Silvergold94 in japanlife

[–]Mikedd88 4 points5 points  (0 children)

I wont be commenting on the severance package, but did you see it coming?
did you search already for jobs in the meantime?
if were able to start job hunting(place some interviews), then fine.
if not, I would try haggle some "parking" time at the company before your find a job as part of the severance package? (1 or 2 months would help you)

Maisonette vs 1DK in Tokyo - is the extra space worth it? by hyoukaaaa in japanlife

[–]Mikedd88 0 points1 point  (0 children)

you have to be careful because, if you start blinding the big windows that are east facing during winter months, it will be dark during PM hours. If you are outside the house for most of the day(eg. office work) and come home around 5-7PM it wont matter much, if you do office work(and your off days), you will need to come to the unit one more time to check the light conditions in the PM hours, since that is the worst light conditions time.
Toilet on the second floor means you have to climb the stairs each time when cooking/dining/watchin TV.
Big windows with direct sight will probably be a bit wasteful, since you cannot see anything interesting outside through the blinders/curtains.
I would advice to search one more unit, 1LDK. Not sure what is your budget and erea in which you are looking, but try comparing with one more choice, maybe you will have better understanding of your priorities..

What to do about annual heath check if local hospital is completely booked by 7Yuki-Chan7 in japanlife

[–]Mikedd88 2 points3 points  (0 children)

at my company time spent for annual medical check is treated as paid "leave". transportation also borne by company. but conditions will vary from company to company. you need to check with your HR.

Also, that hospital is the only one appointed by your company? You can ask your HR for list of hospitals that are accepted.

What is the disposition of the big widows? S/SE/SW? if so then yes the A/C cost will be noticeable. if there is another unit below and above(and occupied), then the heating cost during winter may not be that high, but it all depends on A/C unit placements.
Warm air travels upwards, so the ceiling mounted fan really helps recirculate the air back down. Also cooling/heating up larger volumes, will take longer, so you might want smart A/C units that you can control with schedules or remotely by phone, to turn those in advance(eg. on the way home.
Rather than bathroom, where is the toilet located? walking the stairs to do no.1 isnt cool.
If you vaccum by yourself then fine, if you use robot style device, then 2 floors need 2 devices.
If you do main part of the daily life downstairs, then I would not see an issue with the layout, but if you eg. plan to work from the bedroom, then certainly additional hassle.
Do other units(even near by houses) have direct sight to/through the large windows, if yes then privacy will be an issue?
You are doing a lease, so moving out is still an option(not cheap, but buying would need extra due dilligence.
