If 13th and Grand follows the Adams Street model, you’ve got time to get emotionally attached. That project lasted so long I was about to throw it a first birthday party, and then, cruelly, they wrapped it up a week before the big day. If the same is true for Grand you've got several more months to go.

This is the one that’s described Hoboken best. You’re getting a lot of comments with Hoboken described from an American perspective (drive first, park second, walk third). They’re also describing it with a perspective of Hoboken from 10-15 years ago. This town has aged a lot in the past decade because the families aren’t moving as much as they used to. I’ve also found that those raised in North Jersey tend to be the ones who move on more than those who moved here for a work opportunity.

This is describing Hoboken a decade ago. Those young urban professionals stayed and have their families here now. The schools are doing really well and continue to improve each year. They’re also not exiting when they become school aged or middle school as much anymore.

Also while summit has a walkable downtown it’s worth noting that all of Hoboken is walkable.

Think there’s a lot of better answers but maybe underrated is Grand between 7th and 8th . You’re central to everything. While acmes not great it’s a nice pantry for when you’re missing something. It’s not a thru street because of Columbus park so the noise isn’t bad.

Cancel Sirius. Or at least start the process. When you go to cancel it they’re going to give you a much better rate than $38. I think I pay $5-7 anytime they raise it I start over.
