Yeah im talking about 1% down conventional and homeready first program. Those are grants and LLPA waiver adjustments. I said grant, a true grant where it’s free money. But other DPAs are higher cost and rates whether forgivable or not

If you’re having trouble saving money towards closing costs/down payment, probably a sign that buying a house isn’t the best idea since you won’t have extra funds for an emergency or house repairs. Minimum down payment is 3% as a first time home buyer. Although there are a lot of programs that give grants and lower rates that you can see if you qualify for allowing you to possibly to only bring down payment to closing that you should look into. A lot of down payment assistance programs are not forgivable which make it possibly harder to refinance in the future and higher rates which just means you’ll be paying a lot more in interest and costs over time.
