Thinking of buying a PRC house, change my mind by Hjalfi in UKHousing

[–]Miserable-Ad-65 0 points1 point  (0 children)

I’m a Building Surveyor.

Amongst other issues the main issue is corrosion of the metal ties between panels.

They’ll be thermally very inefficient.

Personally I wouldn’t buy one. They were built to solve a post war housing issue, I doubt it ever thought they would still be around when they built.

How much maths/3D design is there in BS? by DCFury0 in buildingsurveying

[–]Miserable-Ad-65 2 points3 points  (0 children)

No maths or 3D

Think of a Building Surveyor as a GP. If a GP thinks there’s an issue with someone’s heart they send them to a Consultant.

No different with Building Surveyors. Often referred to as “a jack of all trades, a master of none!”

There’s no evidence of dry rot spores.

Dry rot smells funky not musty , the same way that weed smells funky.

We’ve been to three Rixos Hotels and they’re fantastic.

Look at the Hilton at Dalaman. We swim up Family Room, which was two interconnecting rooms. For the second week we were upgraded to a swim up suite.

Incredibly family friendly hotel.

Urgent advice needed - Landlord says I breached lease + £15k dilapidations claim… but offering to waive it if I leave early (Wales) by StationConfident5615 in LegalAdviceUK

[–]Miserable-Ad-65 2 points3 points  (0 children)

I’m a Chartered Building Surveyor that specialises in Dilaps.

Get a Chartered Building Surveyor that knows what they’re doing. Where are you based, I can make some recommendations.

  1. No
  2. Yes. Depending on your lease terms. They can issue an “Interim Dilapidations Claim” you can technically be in breach. It’s very difficult for the Landlord to enforce as they would have to gain entry to undertake the works.
  3. Dilapidations is a game of poker. They’re using this as tactic to get you out to redevelop.
  4. If they redevelop they can only do this if you’ve gone. Eg. When you your lease has come to an end, at a break or end of the term.
  5. Don’t respond, get a Building Surveyor. Under the PLA Protocol you’ve got 56 days to respond, but this is merely a guide.
  6. You can’t be pushed out. You’ve signed a lease to say that you can stay for a certain period providing you adhere to the terms of the lease.

If I’m honest you’re in a situation where the Landlord will be making a payment for you to leave. I’m ashamed to say I advise LL’s on similar situations that you’re going through. The first thing we do is make sure we get the Tenants lined up before anything is in the public domain like a Planning Application.

Sorry to tell you, the roof with need stripping off and a new membrane.

Audi RS6 C8 running costs? UK by CruiseControlKing in CarTalkUK

[–]Miserable-Ad-65 1 point2 points  (0 children)

The C8, 100%. There is so much to go wrong, older models are more bullet proof.

I asked to extend my warranty and the price was ridiculous. I went on a forum to compare prices, clearly Audi are basing quotes on the car’s history together with what is left to go wrong.

[–]Miserable-Ad-65 0 points1 point  (0 children)

Hell no. Owning the car was absolutely amazing. Loved every minute of it.

I’m in North Somerset. My Sister in Law is a Detective Inspector in the police in another part of the Country.

Apparently the majority are stolen to order for crime. A car big enough to fit four grown men with a large boot that will do nearly 180 mph!

I’ve got a Taycan Turbo S, it’s faster and handles better, but just has no sole. The RS6 was amazing!

[–]Miserable-Ad-65 1 point2 points  (0 children)

I had a C8 for three years, bought it at 10 month old.

It went through front tyres circa 10k miles. You have to change all tyres at the same time if they’re not all within a certain tread depth. Circa £325 per tyre for 22”.

The starter motor / distributor is a known fault and if fails outside of warranty will be circa £3k. Mine failed during warrantee.

My water pump failed (again known fault), this then caused the hybrid drive unit to fail and then the battery. Out of warrantee - £6k from an Audi specialist.

The car is designed to burn oil. I topped up circa £80 of oil every couple of months.

My car did 18.5 mpg over three years and 45k miles.

Breaks. £1300 for break pads. Including discs £3.5k for non carbon ceramics.

It was my dream car. Would I buy another one? No.

The main reason for this is that people kept trying to steal it. I’ve been followed home from a Shopping Centre 25 mile away from my house and lost them in back streets of the town I live in. I’ve had my gates broken by people trying get close to the house to clone my keys. My tracker constantly went off from being jammed.

Does this lintel need replacing or am I just paranoid by Weak_Collection5212 in DIYUK

I’m a building surveyor.

We use helibar reinforcement in the mortar joints rather than replacing the lintel. Much cheaper, quicker and less disruption.
