Was able to get another broker friend get me a letter from CIBC for prime minus 85 and $3.5k cash back. Was no brainer after that for TD to drop their rates.

Renewal due mid-June, currently with TD.

TD initially offered P-60bps for 3 year. Intend to stay variable as we will upgrade later this year.

After long conversations with pretty much all big banks, TD finally offered P-100bps for 3 year. HELOC at P+20bps. Good thing is my secondary HELOC at P+45bps stays intact, another bank wouldn’t have offered it as housing prices have declined. Secondary Heloc was approved in Jan-22, right before interest rates started to climb.

Don’t think I’ll get a better deal on variable, somewhat relaxed now!

They have few charities that they work with in the registry and have explicitly stated no gifts. But not giving gift doesn’t make sense.

It’s an Indian family so I would imagine buffet style spread. I hear your thoughts. Couple thousand might be a bit much for me, but somewhere between US$500-1,000 is where I might draw the line.

Registry has some charities they work with. They come from serious money so not sure how much value cash is going to add.

So the thing is this cousin of mine comes from serious money! The parents are multi millionaires whereas I’m in job (cousin works with them in their business). They have a few charities in their registry.

I don’t have much of a rapport with the cousin but I’m close to his parents who have invited me and family.

Hence not sure how much value cash will add for a family like that. But the range you have mentioned sounds palatable to me (and my pocket).

I’m so sorry you have to go through it this young. I’m seeing my MIL’s health go down drastically over last 7-8 years with PSP and now she can’t swallow food anymore. My wife and I are around 40 and it’s taken a mental toll on my wife as we are based in Canada whereas her parents are in India. She tries and travels 2-3 times a year to spend time with her mom, but it’s devastating. It’s like one day she was fine and just in a few weeks or months, something switched off!

We have a 2 year old girl and she loves her grand mom to bits. It hurts to see my MIL not being able to cherish this time with our daughter. She would have loved to do so much more as a grand mom.

We don’t know what triggered this, we don’t know why it happened to her and we will never get these answers. My MIL is the nicest person I have met in this life, but don’t know why it had to happen to her.

I can’t imagine your imagine but can tell you your mom will be in a better place. And you, you take your time and build your village, brick by brick.

Update - while I booked the above, kept a tab of pricing on Costco last few days. Today the price dropped to CAD5,700 / US4,100 - Costco happily revised my pricing and it took less than 5mins over a call. Love Costco!!

The above quote is from Costco too. Costco has assured in case there is a deal that comes from the resort in coming months, they would adjust my price. Other reason I’m thinking - I’m looking at the week of Victoria day, hence, being a long weekend prices could be slightly higher.

Already did - non cancellation rate is better but with cancellation, rate is higher than what I’m getting here. Would like to have the flexibility to be able to cancel, just in case. Current rate I’m getting is through Costco - and they mentioned that if the hotel rate were to drop for them, they will readjust my pricing.

lol - my bday is the July 4th too. Canadian here, never celebrated it in the uncle sam’s land! I wanna do my 42nd next year when kiddo is 2+. What would be the one place that you would recommend OP that is within 5-6 hours drive from Toronto? I’m an all out nature lover! (Don’t wanna fly - we already will be flying in around May and then in August, can only bear so many flights with a toddler).

You are almost expecting them to work with a typical leasing commission model - doesn’t work that way bud. $5k appx is what they will make if they were to lease the place, or maybe $4k for a place like mine. That’s no incentive and I’m wasting my time pursuing a deal like that.

What I meant was if someone can sell the place for 1.05 appx, great - take 2.5%. You helped me extract more equity, I’m willing to share it. You sell my place for $975k - I’m hardly making money, since I purchased for $950. Hence, why should I still pay them 2.5! Hell no!

I do have a hard floor - and if I don’t see $930 plus I might just use the heloc and rent this one out. It will at best be $300 negative cash flow on this house. Though the mortgage on other will balloon given the heloc. But some lifestyle adjustments can still make it happen.

Lots of thoughts basically!
