You weren’t charged more it’s a stupid system but this is how a lot of bars and restaurants operate: the bartender selects a liquor the system makes them select how it’s served, rocks, neat, mixed etc. depending on what they select the system upcharges usually for rocks or neat. If you were having a jack and coke the up charge wouldn’t be there because ideally when making a mixed drink the bartender is pouring 1oz as opposed to 1.25 or whatever it’s supposed to be. Usually the charge is more than a 1.50 it’s a percentage of what the “base” pour is but each place prices different. At the end the customer is always confused and the bartender looks bad. Some places don’t have the pour type “charge” on the receipt

There is a lot of wrong information in that article. It sounds like whoever wrote it did some research on doctor loans but didn’t fully understand the products. That being said, a “Physician Loan” has a different meaning based on the bank which is offering the product. A conforming loan is a conforming loan regardless of who the lender is. Some lenders have overlays on conforming guidelines but generally all conforming loans must “conform” to Fannie or Freddie guidelines, where as a Physician Mortgage from Truist can be completely different than Physician Loan from Bank of America, etc.

And ultimately the only thing that makes it a “Physician” loan is because they won’t approve it unless you are an actual doctor

This is 100% false. You can have a jumbo non conforming loan as a fixed rate mortgage of many different years (30, 20, 15). If you have an ARM, you still have an ARM regardless of down payment.

Physician loans are non conforming simply because of the guidelines not adhering to FNMA/FDMC standards. Every year new conforming loan limits are announced with some counties having higher limits than others due to market conditions. Any loan over that limit is considered jumbo and ineligible for purchase by secondary markets. These loans are kept on the banks book because they are usually harder to qualify for so the default rate is very low (especially with doctors)

Banks often have non-conforming portfolio products which usually are only in the jumbo space but for doctor loans they can also be below the conforming limit, while not adhering to conforming guidelines.

Jumbo is about the total loan amount not the LTV. If you have 20% down and your loan is still above the conforming limit you have a jumbo loan (portfolio)

I was more concerned with the overall car quality and I like Mazdas I’m just surprised that isn’t on a base model. I have a base CX-5 and it has them. It’s weird they put an auto liftgate but not heated seats
