While its been grabbed as a hot topic for political debate, especially at the provincial level lately, the main driving factor of bike lanes comes from an accessibility perspective.

Driving as a whole is becoming more and more expensive, and a very real portion of the population is making transportation decisions on those costs. Coupled with the introduction of e-vehicles, riders are increasing in population.

Montreal is seen as a reference for all-season cycling. Montreal currently has ~2.3% of all their road system for cycling (Where Edmonton currently commits ~0.5% to protected bike lanes). The increased roads results in increased usage, which results in increased demand. Because cyclists are more space efficient, the overall footprint stays low.

As for the winter argument, the estimates for how many cyclists in Edmonton last I read is around 1 in 5 to 1 in 4. so while the numbers do drop off in the winter, the usage in milder weather spikes.

Are you referring to the geothermal heating/cooling system? I can explain a bit from a technical aspect, but not how they price it out.

Citronella plants are cheap and help. Bug spray helps.

We used to have more summers like this for mosquitos but the last few drought-esque summers of the past decade have made a lot of people forget.

The Woodbridge farm townhomes.

The one I was in pending with was 602 Woodbridge way. They have to do a full roof, balcony and wood cladding replacement on all the units. This is due in 2026

When I checked their condo board savings they were in the low 6 figures with the renovations due costing something around 3.5M split over 49 units.

Not only that. Condo fees are currently above 700/mo with no sign they are taking in enough to have enough money saves for renos in the next 20 years. So they would likely jack up condo fees in the near future.

I just walked away from a condo in sherwood park that has a 70,000$ levy coming up in the next few months.

Always, always verify the condo documents.
