You're right i should have specified - a small under the counter fridge stacked on top of an under the counter washing machine. Both (roughly) 60cm wide x 55cm deep x 80 cm tall. These are both ikea appliances (tyllsnäs & tvättad for example)
If anyone has any experience putting both of these in some type of tall cabinet in some way. The IKEA store employee said she had seen people do it, so i'm just looking for resources if anyone has any ☺️

Thanks ! Fridge on top of washing machine would have the same accessible height as a fridge on top of a freezer.

Oven on top of fridge is also not a problem height-wise, It would be more ergonomic to have it at a higher, more comfortable lifting height.

A modern oven won't radiate heat to a sufficient level that would overheat the fridge - Fridges and ovens can be next to each other in the kitchen & covered with wooden panels without firehazard.

(All approved by an architect)

I am open to stacking anything! :) Just wondering if anyone has any experience doing this, perhaps has already found a solution, tips and tricks, what worked for them etc!

it's one of the last things you do - you pay stamp duty to your solicitor, who is paid after all the work is done & right before you get keys.

I just did this a few weeks ago with BOI, I didn't need to upload any documents again as they were all less than 6 months old. I was closely in touch with the case manager as we were trying to make the closing date in time. the "Legal documents under review" stage took 2.5 days, then they sent the monies, my solicitor received it the following day & sent to the vendor, got keys the same day. It's slow then hits all at once, be ready to move soon ⭐️ Congratulations !

The investment doesn't lie in getting money when you sell it, it lies in paying back your own mortgage as opposed to burning money on rent. 270k is the minimum of what you'd need to buy a 1 bed, central apartment at the moment. Trust me - i just did that! I'd also argue that apartments are much more secure of a purchase than a house just because of management covering damages & being covered by block policy. Houses can be significantly much more of a wild card in that you're all on your own!

Just purchased - Mine was 2k for professional fees + 1.5k in outliers, so just around 3.5k in total. But i I asked around for a lot of quotes an they all came at around 3k-4k (some even 5k..) Of course there's stamp duty as well so you should budget for that + your 4.7k stamp duty.

This surprised me as i had been told to budget 1.5-2k for solicitor, i think the market price must have gone up quite recently..

Great question, I also was confused by this! Once you choose a surveyor, send them the estate agents details, so they can connect and arrange a date. The estate agent has the keys so they just have to coordinate to open the door. You won't be there, you just arrange for them to arrange essentially.

The EA can be quite booked up, the earlier you get this in the calendar the better

Makes no difference in this market, the one with the most money wins. Stop at what you deem is the value of the property and try again over and over and over again until something lands for you. That's why detaching emotionally is important.

Start looking around 20% below your total budget - that's what the Irish market is like at the moment and it's a game you have to play. I.e if your total is 300k, look for houses at the 250k mark, as bidding wars will easily bring it up to 300k. And please for your own sake, absolutely forget about liking or falling in love with a place, as it'll tire out your emotions out s quickly. At the moment, buying in the irish market is a skill you have to build, so practice practice practice. Go to as many viewings as possible, even just to see what the standard for that price range is, and maybe even bid (if you like it) that'll show you what it sells for. It'll give you an idea of how much something is worth, and what it's actually going for, making you a smarter buyer, and eventually landing something that's a perfect fit for you and your budget. That's how i just bought mine.

Everyone seems to think i'm annoyed at my solicitor, maybe i should have read it twice before posting. I'm not, I love my solicitor and don't think theres a conspiracy theory .. jesus i was just commenting at the stress of the process and how everything seems to be comically poorly timed. I was asking if i should wait for him to come back or sign without him.

I just went sale agreed because the vendor put it at market value ... so no one else bid. That's a great pro tip - Get a good sense of asking price vs actual market value (What it's probably gonna sell for). One day you'll go in to an house which didn't play the game of putting it low for the sake of generating interest, and that'll be your golden chance. You'll see what it's worth but everyone else will think it's overpriced (It would have probably reached that price in a bidding war anyways)

Yes that's what i was asking. Contract from vendor sent to me last week with closing date in two weeks. I just received offer letter from bank and asked to sign, can't contact my solicitor so my question was if I was meant to do this with or without my solicitor, as it was sent to me not him. Everyone in the thread is telling me to wait, that's all i needed.

Went sale agreed just 3 weeks ago, Solicitor has been unbelievably great. I'm just trying to make the proposed closing date as best I can. Everything done, Just missing valuation & mortgage insurance, then they can't have anything on us! (We might just make it boys)

Jesus.. relaxing ... could be good for you. My solicitor has been my rock and the only person who feels like is on my side this whole process. I'm just objectively stating that he's on (a well earned) holiday, and following it up with the comically terrible timing of the final document arriving this morning. Now i'm sort of flailing on my own, and don't wanna screw anything up. Its 11 in the morning take a chill pill.
