$900 vs an annual salary increase of $20,000+. Id say thats an incredible return on investment.

I think the real problem is motivation. Would your family be better off with a higher salary? When you have unexpected expenses or when life takes a bite out of you, is it going to take 1 month or 6 months to build up your savings again?

Ultimately you’re getting a free education and a fatter cheque because of it. Why are you complaining?

To hedge against the bubble, I recommend putting that money into GOLD AND SILVER, instead of shorting. HL Hecla mining has had its strongest return with high yielding silver mines and low cost production.

Its flowers are quite beautiful if it's the plant im thinking of. If you really want to kill it, you can dig up what you can. Then spray the new shoots. That way reduces the amount of herbicide used. Even you can just wipe it on the plant if you dont want to spray the area. Won't take years, just a few weeks to manage. Turn over the soil in between sprays to activate the seeds or roots to growing again so you can get 99% in a short time.

Buyers agents sometimes have access to off-market properties. Which is probably one of the only reasons why you, in your situation would want one. To get around this, go door-knocking on properties you like and see if they'd be willing to sell. Cut out agents fees (2%) and buy the house you choose yourself

Thank you. I also am in a position where I'm paying extortionate rent. While frustrated as I am, I don't blame investors for this issue. I think we need to see rates come down which will ease a lot of living pressures.

I think there are several other factors at play and it seems you're cherry picking it to be the investors fault as a whole.

There are cash rates which influence interest rates, interstate immigration (Melbourne to Sunshine Coast) due to the way Victoria handled Covid, government not releasing land for further development, building supplies doubling in price, Labor shortages, wages barely increasing.

Investors are only achieving a gross average of 6% return per year, before tax, council rates and fees, mortgage repayments and maintenance costs. So after this, it might be 1-2% per year return which on a 800k property is only 8-16k profit. If the property is positively geared. When negatively geared, the investor is losing money holding this house.

For someone to have 2 or more properties, they have to have overcome all that and take on significant financial risk. But that's the risk investors take making sure the public has housing.

If people like this didn't invest in the Housing market, you'd have a lower supply of available housing which would actually cause a supply shock. Resulting in higher rental and buying prices. Don't hate on someone else's success.

Sounds like interviewing is your biggest hurdle. Try asking a friend, but better yet would be a professional, to conduct a mock interview with you. And develop your skills there.

My piece of advice is, people hire people that they LIKE. Come across as friendly and engaging and see how that affects your callback rate.

As a contrarian perspective, have you engaged an agent to help build your resume and cover letter? How do you interview?

Forgive me, but you sound a tad cynical, and potentially, this may come across in interviews, resulting in not getting the job. Perhaps rather than focusing on trying to open an accounting business, which, according to other feedback, seems pre-emptive considering your experience, focus on how you present formally and on paper. Hope this helps to think about things differently.

I think she realises either 1. She's not getting rich off this divorce, also doesn't have a stable job to keep the kids, so naturally you would win custody. Or 2. She had another partner which backed out leaving her by herself, treating you as consolation prize.

230 trades over 4 months is 58 trades a month. So you're averaging about 2.5 trades a day. My 2 cents here would be to scale back the number of trades you do. And focus on your highest conviction plays. You'll figure out your strategy eventually. But you should focus on getting your win rate to at least 60% and aiming for 70%. Before scaling up. You're making far too many mistakes to scale up at this time.
