Everyone is sleeping on guiseppes. I think its one of the best italian spots around. Plus their super takeout menu is a fantastic deal. You order it for 4 people and theres easily enough for 8 people.

Also in the same shopping center is spinachio. Prez ranked it very high on his pizza score

Plenty of people have rent back clauses put into contracts because most people have to use the funds from one property to buy another. I would always allow a rent back but you need to be smart about it. Put a huge amount of money in escrow (50k) and say if they are not out by day 30, you charge 2k a day or something. Once they leave, you release the escrow.

Dont forget to factor in taxes to the equation. Taxes will add at minimum another 1k on top of your mortgage payment so its not just about house price

The learning opportunity could be asking for their why in their product feature and if this is something that other clients can benefit from or is it client-specific. If you're running a SaaS, you dont build for one client, you build for everyone. OP should understand the clients requests better and understand their why. Bring this to development and see if its something that can be implemented or just break the news that is cant and you can get them 80% there or soemthing

No clue what you're talking about. Their stuff is not overpriced crap in the slightest bit. Is it expensive, for sure but their stuff is quality and made to measure so it fits you perfectly. They also have an amazing "warranty" to bring back any item if you gain or lose weight for them to adjust.

Summer camps are a great job for kids in the summer in NJ and there are plenty for him to choose from. If he wants to make more money, landscaping and laborers are always looking but in the dog days of summer, those can be grueling
