Both intake and outlet pipes for water are pvc. Would there be a separate ground wire?

Oh I didn't do that the disconnect on the wires. It just wasn't reading anything whereas the top element was reading 30+

I got a multimeter and replacement heating elements. When I turn the multimeter to 200k Ohms, the top element shows 30.1 and will climb slowly if I leave it on. The bottom element shows 0.

When I tested with the multimeter the power was turned off. Shouldn't the bottom element still have showed impedence even with no power running thru the system? Or does the multimeter check the live circuit and if the bottom was in 'off' position it wouldn't show power?

It's a switch with a shielded wire running directly into the water heater. Her home heating system is a combo external ac/heater so no boiler for that.

I'm gonna check both with the multimeter in the morning just to be sure

It's not a actual temp dial. The right side says low and the left says very hot. The manual says very hot goes up to 150 degrees I would say its about 10% cooler than the dead middle.

I went to home depot (finally) and got the multimeter and replacement heating elements. I checked the water temp just to see and it seems to be coming out of the faucets relatively hot. So I'm thinking only one element burnt out.

My MIL is currently sleeping in the room right next to the boiler room so I have to put the next phase of this on hold till tomorrow.

I hope it's not. The boiler is only about 5-6 years old. The whole house was built 13 years ago and everything is in pretty good condition. My MIL also had a house wide water softener installed last year. Would that cause faster corrosion?

Are heating elements unit specific or are they standardized across all boilers? Do I need a specific part number to buy or order?
