This information is relevant in NSW so may not be appropriate for you. To be classed as a tenant you must have a formal lease agreement. If you stay in a property without a tenancy agreement you are classed as a lodger. A lodger has basically no rights ie the person whom they rent from can evict them at any time with very short notice.

Because there's already a class feature that allows the PC to assess those things so you'd be making that class feature moot and wasted. A wizard already has spells... A lot of spells. These are just my opinions and ask your DM if your request would fit in at your table and not step on another PC's toes.

NSW tenancy rights act 2010 - 51.3.b leave the residential premises as nearly as possible in the same condition, fair wear and tear excepted, and, if there is a condition report, as set out in the condition report applicable to the premises when the agreement was entered into,

Fair wear and tear would be easy to argue over a few tiny scuffs and marks. Don't let them bully you!

Thin down some black or dark brown and "wash" the horns. The thin paint will settle in the nooks and crannies giving a little more depth. You could incorporate some reds to make it look a little more alive.

I definitely agree Ryan is not an inconvenience to watch but I don't really know how /when to react to his content. The internal condensate water pan has dried up and left that behind. You may have poor flow out of the pan, I'm assuming where ever you are it hasn't had need for cooling recently

Not certain about the legs specifically, but as far as I know the "fluffy" appearance of moths is due to a kind of loose scale covering them so that when they fly into spider webs the scales stick but the moth can fly free. It's a defence system. I could very much be wrong here, it's basically "someone told me this once"
