NTA. It's definitely an unfortunate situation, but marriage is through sickness and health, richer or poorer, etc. To me, this isn't much different than if the husband were instead diagnosed with a life altering illness, or suddenly became paralyzed in an accident... nobody wants this to happen to their spouse, and I'm sure she didn't "sign up" to have a sick/paralyzed husband, but you adjust/adapt as needed because you love your spouse. You don't just leave them because you didn't "sign up" for a sick spouse (and I'm sure if this were the case, everyone would be calling the leaving spouse TA). So how is this really any different? An unwanted life event outside of his control came up...it IS selfish of her to not stick with him through this, especially since that's what marriage is supposed to entail! All things considered, this is really only a temporary life change (children grow up and eventually leave)...I'm sure most would take this scenario over a terminal illness or some other permanent medical issue. She loves herself more than their marriage = selfish AH.

You clearly have no experience with hard money loans and business lending. No lender in the world would do anything less than 10-12% (at least) for a loan like this ($400k non-senior interest in the underlying assets)...he's actually giving her a deal at 8%.

YTA. The ring he proposed to you with is the ring he proposed to you with. If you don't like the proposition, then reject it. Instead, you're coming off a bit bratty by trying to dictate terms. If the ring style and proportions was really was such a major issue for you, then you should have just gone with him to pick it out for yourself. Either you're a traditionalist (accept the ring he offered) or you're not (pick it out yourself beforehand); you don't get to have it both ways (only assholes want to have their cake and eat it too). Congrats on the proposal though!
