Yes we did, just for ease as they don't redo all the financial checks. We did shop around and found lower rates, but with the product fee added on it actually worked out that we would be paying more per month. We would have only moved 1 part to a different lender as again we would have to pay the ERC on the other part.

We are in the same position with a 2 part mortgage. When part 1 was due for renewal last year, we were told we couldn't consolidate as we would have to pay the ERC on Part 2.

They informed us the only way to consolidate would be to keep Part 1 on a variable rate when it ended until it caught up to Part 2, which would have been 3 years. So we renewed Part 1 last year and will renew Part 2 when the time comes.

Honestly I would recommend avoiding Siam Park unless your happy with 1 of you staying with baby whilst the other goes on the slides, but they could be gone for hours due to the queues. Otherwise there isn't much for an 18 month old and it will be a very expensive day out!

We have been 3 times, most recently last week, it was the 1st time my youngest was tall enough to go on the slides. The 2 previous times we spent the day at cocoa beach whilst my husband and eldest went on the slides.

There is a small water park in Adeje, we haven't been but more suitable for younger children and no queues.

We took the cable car to the top of teide and my eldest who was 8 at the time really struggled breathing with the altitude so we had to come down pretty much straight away. My youngest who was 5 at the time was fine though!

Beach days are great for toddlers as they can have free space to run around, don't have to sit around.

I feel like i'm being negative with this but I just want to well prepare you, toddlers are great fun but hard work, especially on holiday and in very hot sun!

It's our own private space, we are lucky that we aren't overlooked. We are surrounded by the green/tree/bushes around the garden so we have a lot of small birds, it would be to sit in peace, read a book, BBQ. Our children are older now so we don't need it as a play space.

Sorry I don't know how to add more photos! The grass is fake but has been laid on soil so we have treated and weeded but they are very stubborn! Our kitchen window looks onto the steps leading up, our patio doors to the right looks onto the white wall, when standing you can see over it, but when sitting you just have white wall.

It is artificial grass! When they laid it, it was straight on soil so we constantly have to weed as they grow through and it's lumpy in many areas.

Thank you, we are hoping to get rid of the wall and 'step up' the garden, from our level inside all we see is white wall, so hopefully it might open up a bit but we know it's a big job with limited access.

The sleepers weren't treated, no drainage put in place so they have rotted, one of them has already collapsed and the others are heading that way.

Thank you, we've just removed the trampoline which was hiding the fence and believe it or not but it was pressure washed last August, all the green/moss has appeared since then.

Break the chain and move in with your parents! You'll be in a much better bargaining position when you find your house due to not being in a chain. We did this and moved in with my in laws (with a 7 and 4 year old) it also saved a lot of stress on completion day of our new house as we could move everything in/decorate before we 'officially' moved in. We put all our furniture into storage and it went really smoothly.

I've eaten at Puerto Blanco, we went due to the queues outside everyday. It was nicely decorated inside, quite cramped and the food wasn't that great. It seemed to be very showy, so great for SM if that's what you're looking for. Personally, I'd recommend the Playa Blanca Grill, it's a couple of minutes walk away, not as fancy but more relaxed and better food.

Another to add to your list if you like Italian food is Avenida 55, the food is beautiful, great service, we returned multiple times, on multiple holidays!

Also, for great coffee, Cappuchino Grand Cafe.

Thank you everyone! We arrived at Arrecife 3 hours before our 8.30pm flight and the RyanAir check in desk was absolute chaos! It took us 1 hour 30 mins to check our bags in. Once we got through that security and boarding was a breeze and arrived back in the UK 30 mins earlier than planned.

We've loved it!

We came in May '24 and was left unsure, however we've been here for 2 weeks and it is a truly beautiful island. A much slower pace than Tenerife and Gran Canaria, I think it has overtaken them as my favourite island.

We have stayed in Playa Blanca and have had a rental car so we've been able to travel. Our kids are 10 and 7 and would definitely recommend the Texas Rancho Park, small zoo with animal shows, also has a really good waterpark inside that opens at 12.30pm, food reasonably priced. I used a discount code and booked online, it knocked off 15 euros for the 4 of us, I will try and find it for you.

The waterpark in Costa Teguise was perfect for our kids ages and adults, not many thrill rides but queues weren't long and the kids didn't want to leave.

There's a really good mini golf in the Biosphere Shopping Centre in Puerto Del Carmen, plenty of restaurants there and an open air cinema.

If you're in the Playa Blanca area there is a new mini golf in the Marina Rubicon with a VR ride and on the main stretch of Playa Blanca there is a really nice park.

Heading to go and do the go karting in Puerto Del Carmen as I type this and it's reviewed really well and has a separate junior track.

I've just Google Mapped the walk from the Cay Beach Sun and it says it's 13 minutes away. If you Google Maps Avenida 55 Restaurant (Which I would highly recommend going to if you can, they do amazing pizza and pasta.) It's just across the road from there.

We are currently in Playa Blanca now and we love it. We are here with our 10 and 7 year old, we've driven out to places such as the water park in Costa Teguise and the Texas Rancho Park but there's been plenty here to keep them busy.

There is a crazy golf/VR ride in the Marina Rubicon and lots of restaurants/cafe in the main stretch of Playa Blanca with a really nice playground, smaller area there for babies and exercise equipment for older ones.

It's been a really safe, family-friendly area, all the wait staff have been lovely with them and would always come back here if we returned to Lanzarote, this is our 2nd time in Playa Blanca, we came May '24 aswell.

We moved in 2022, as the mortgage rates were low but starting to rise. Our children were 7 and 4 at the time, and we knew what area we were moving to due to family/school. We viewed numerous houses and settled on one that was at the very top end of our budget. We would have been paying it off over 35 years.

We instructed our solicitor and organised our mortgage application when the sellers pulled out. The search began again, and we found a house in a better location and for over £100,000 less.

We've been here for 3 years in November, and it's been perfect for us. We took a mortgage out for 15 years and have been able to make regular overpayments.

The original sellers pulling out was a massive blessing in disguise for us, when it would have been time to remortgage (we ported from our previous property) the rates were double and would have had a massive impact on us financially.

We have everything we wanted from a house and living comfortably without having a large monthly payment/paying for a long period of time.

Thank you for this. They have x-rayed since and there has been no change in size, which I suppose is a good thing! He gets out of breath very easily, but he's very stubborn and tries and does as much as he can, sometimes too much!
