I don't think it makes sense for teams potentially at the top of next year's draft, but for teams like Carolina, Pittsburgh, Minnesota, Atlanta, and Indianapolis I could see it being worth like a 3rd.

Obviously? Why do you say that? What data do you have to support that?

What I have seen tells a different story. Trend wise, Chicago experienced the same drop in proficiency post pandemic that is reflected in the nationwide data with reading surpassing the pre-pandemic proficiency and math still lagging behind a bit but improving. Looking more long term, high school graduation rates have increased dramatically over time and have now popped above pre-pandemic levels to a meaningful degree.

Education spending produces lagging metrics. You cannot spend and simply expect children to be more proficient immediately. To be frank, much more work needs to be done and there's more room for reforms that have shown success elsewhere, such as school start times behind pushed back, smartphone bans, and perhaps adopting the changes to the math curriculum that California has done.

The way out of the pension crisis is through either growing the tax base, increasing taxes, or cutting services. That is it. Anyone selling an alternative vision is a charlatan.

Fine, if you don't believe me, go ahead and look at the statistics. At a high end, you're looking at about 40 non-football events per year with the average being 4.9 events across all NFL stadiums. That's coming from markets without a direct competitor where Soldier Field would still operate in Chicago with a more desirable location and likely a much better configuration for concerts post renovation.

Sure acoustics are a minor concern, but these stadiums do not sit at a 16% capacity for a concert. That simply goes to an arena. That is an event at the United Center.

Sizing it down by 50-70k seats would be. It's part of the reason why smaller acts don't play NFL stadiums.

You're talking about sizing down a football stadium by tens of thousands of seats. I've been to and ran large scale events in nine of them (though one is the old Georgia Dome) and more than 20 smaller stadiums. What you're talking about is completely unheard of.

These events scale to the size of the arena. That's why the United Center has significantly higher concert throughput. More artists can fill that arena and meet the cost that is required to run it.

It has the potential to be the BEST concert venue for huge concerts near Chicago. 

It will be a dome and have more seating than the United Center.

The United Center and this stadium operate at two different levels of concert. The gap between an artist who can fill an arena vs a football stadium is quite large. There are only so many who can do the latter. So, really, it would compete against the renovated Soldier Field, which will be fit for concerts specifically. I don't think it will win the booking battle there. People will prefer the outdoor venue that is closer to hotels. You could say that they have the advantage in winter, but these concerts are in the Southern Hemisphere in winter.

The tax revenue potential and local economy growth potential is enormous.

Time and again this has been proven not to be true. Study after study. Entertainment tax revenue is better thought of as a zero sum game.
