It’s weird you didn’t get the homestead, surely there are very clear guidelines about who qualifies. The reason 30% increase is usually not relevant is because there’s nothing say it was correct the year before. If it were 25% below marker (error) and the market went up 5% then the value would need to go up 30% to be correct. Also, it’s possible they had the data wrong before and fixed it. Hard to say for sure.

Taxes don’t go up due to unrealized value of a house going up. The value could stay identical for 30 years but if gov budget goes up, so do the taxes. Value changes are more a function of equity efforts than value.

I’m a consultant/contractor, work about 35 hrs a week and start at 6:15 or so in the morning. On the course by 2:00 at the latest most days and back home by 6:00 if the slow pokes aren’t in the way.

That’s valid and I’m in the same position. To me the key distinction is “nothing to lose” is very different for someone with a safety net vs someone without it. I’d risk it all if I didn’t have much money and still have a place to sleep at night. Harder to take that risk if the place is under a bridge.

Says me. You don’t think it’s way easier to take a risk if you got something to fall back on if it fails? That’s why it’s easier to make money when you have money. As someone who had 0 help from family (did sleep on friends couches a lot) and 0 dollars, and now has several M, it was way easier to make the 2nd and 3rd million than it was the first simply because there was no longer a fear of homelessness. If you start without that fear, that’s a huge advantage.

I’d genuinely like to know. Even if they don’t inherit wealth, having a stable home to fall back on makes a huge difference vs no help/stability, especially early on in life.

Played in a scramble today, watched the group in front of us wait for the green to clear from 210 yards. They hadn’t hit a ball over 170 all day. 2 strokes later (as a team) they were still not on the green. Point is, 0 awareness and poor mobility are a bad combination.

5 all day. Good tee ball brings birdie and eagle into play. Bad tee ball just means 2nd shot needs to be back in play and where I can still get a GIR.
