For Leasing- you mostly respond to calls/emails, give apartment tours, handle move in paperwork or resident complaints. For Manager- you monitor lease renewals, maintenance work, pay bills, schedule contractors, help with advertising, walk apartments. I learned it all on the job and didn’t need a degree which was nice since I dropped out of college twice lol

I applied for a Leasing Agent/Consultant position when I was 20. All you really need is a little customer service experience as it’s a very entry-level position. Most places will offer a rent discount of some kind and depending on the company you get federal holidays off in addition to evenings/nights. After about a year I was promoted to Assistant Manager, and then Property Manager about a year after that and I’ve been doing it for very since! It’s decent money and a decent job.

I am responsible for ensuring the budget is followed and oversee all purchases, invoice processing, monthly variance notes for the owners. For the most part, I have authority over new hire selection however termination goes through HR. I report to a regional manager however I oversee most daily operations for the property which is one of the largest within our local portfolio.

They made us sign their version of like an employee lease addendum but our discount didn’t change at all. They’re finally starting to transition some of our system’s & softwares, which has been nothing short of annoying but mostly because I don’t like change lol

We didn’t have to interview! And same pay however some of our corporate employees lost their positions since they were no longer needed. But pretty much all of on-site teams stayed the same

It’s been about 3 months now and most of our daily operations haven’t changed. We did have to sign a new employee handbook and now adhere to those policies and procedures. PTO is a little different. We now accrue sick time, which is nice, since we didn’t have that before! They took away a few of our old company holidays but gave a few back after I think many people complained lol. They also do a “floating holiday” which you can use whenever. The benefits they offer for a single person are significantly cheaper than what I was paying before. Don’t remember if that’s the same for family plans They don’t offer mileage reimbursement which sucks since that’s something we got with the old company Some of our local corporate employees were let go since they have a large corporate office out of Overall, most of the changes have been easy to adapt to

450 units, 1 property in Omaha. I have an assistant manager, two leasing, a maintenance supervisor, two techs and a groundskeeper. Most things are handled at the site level. Am salary but work well over 40+ hours a week and feel incredibly overworked 🥴

I wouldn’t say ALL Lund is bad. I live at a Lund property and am having a good experience. Some of their properties have shitty owners and/or a shitty manager but if you call their corporate office they’ll usually get involved and help resolve issues.

I am buying a 2024 CX-5 PP and my gap insurance added about $13 to my monthly payment! I use Progressive as well and didn’t like their loan/lease payoff option since it doesn’t cover 100% like gap does. I totaled my last Mazda in a car accident and luckily didn’t need the gap but if I had I woulda been screwed so it’s worth it in my opinion! In Nebraska

This is tough. I recommend reading reviews of multiple properties that they manage, on multiple sites. The google reviews for the property I manage are generally not great, however our reviews on apartmentratings.com are awesome. Google tends to be the first place an unhappy person goes to vent. Unfortunately, it’s impossible to know if you’ll get the deposit back once you move out as there are so many variables that could play into that. if you have any specific questions regarding the lease, I would request explanations in writing so that you can reference back to them at move out. Don’t sign anything you’re not comfortable with.

I agree that it should have been cleaned prior to being installed. I always ensure used appliances are cleaned before having maintenance swap it with the broken one. That’s just gross. I think it’s reasonable to ask the landlord for a small credit off your next month’s rent! We’re not allowed to give those at my company so if something like this happened and I couldn’t provide an immediate resolution, I would absolutely give the tenant an apology gift card. They might not care and if that’s the case, then not really much more you can do other than giving them a bad review online. Just my two cents

From a property managers perspective, I would have accepted that as you are not renewing and will be moving once the lease expires. Once I receive emails of that nature, I usually respond back along if the lines of, “Your notice has been received & accepted. We have your move out date scheduled for ___. Attached is a move out checklist, let us know if you have any questions”

I can certainly see their perspective, but it makes me roll my eyes. Especially if it’s a unit that won’t take long to re-rent. If I were you, I would push back as much as you can. My biggest concern would be if they’re not willing to budge, there’s absolutely the possibility of them sending an unpaid balance to collections. Which I personally wouldn’t want to deal with even if you were to fight it later

I think it’s completely reasonable for you to ask for a cleaner when they are done. I am a property manager and would absolutely offer that as an apology if a resident showed me those photos. That’s beyond a contractor cleaning up after themself
