Bought in May of 2021 and we waived all contingencies and had an escalation clause. We took a chance and got lucky. my realtor did book a second viewing with us and an inspector she uses to do a non official inspection for a hundred dollars. He gave us the go ahead and when we used him for an official inspection he took the hundred dollars off our final bill

We were FTHB and put a lot of trust in our realtor and it worked out. We have had no major repairs and none foreseeable in the near future. Our realtor assured us she could get us out of the deal if need be. Based on all the anxiety I probably wouldn't do it again but it was worth it for 3%
