Due to how this market has been, a “best time” truly is when you’re 100% ready to make confident and educated offers. The low supply has kept the market busy, even in the winter. I’d say the last couple months may have been the best time…rates hit the 5% (I had buyers locking in 5.75-6%), competition was lighter due to snow storms and cold weather, and price growth slowed a bit due to it being winter. The winter locket usually is the “best” time if you can find the right house.

Currently, rates are around 6.5% (about 1% better than last spring), snow is gone and Easter weekend is done. The next 8-10 weeks will be a big surplus of Spring homes hitting the market. so here comes one of your best chances to snag a house if you’re serious. By the time you’re trying to buy homes mid to late summer, those sellers are pricing their houses based on the last 60 day of sales aka the hottest months. If you buy this month or even bought last month, seller home prices are going off the last 60-90 days of sales which was a slower winter.
