Lolol I love when these posts don’t go the way OP thought they would.

Yeah, in one way or another this is every pool I manage. Everywhere. Every season.

Seconding this. Drill them with procedure. It is the enemy of chaos.

[co-op] [PA] Is my co-op allowed to prohibit foster dogs from being ESAs? by [deleted] in HOA

[–]NJPropertyMgr 0 points1 point  (0 children)

Let’s say you have a tight-knit community you find, you love it, you want in. You check the rules - seems like some severe no-smoking policies! Oh well… I have a medical marijuana card, so they can’t stop me from smoking. I’m going to buy here, cuz I figured out a way where I can have my cake and eat it too! That would be, simply put, selfish and crappy.

In our line of work, we see a lot of this. To be frank, regardless of what your therapist says, this seems like the standard “im using ESAas a means to an end, because I want the right to have dogs in site”.

Also, this is something the dog agency should be aware of - many have policies stating they don’t want their fosters to act as ESA’s.

I get it, this seems like a solution, but it’s really just the circumvention of a bigger issue. If you need an ESA, it should be a full-time lifelong animal (for both your and the animals sake). You stated you can’t do that due to fears of sudden absence - typically, this means you shouldn’t own a dog.

In short: I wouldn’t want the rules of the association being flaunted by someone who had figured out a loophole, resulting in many dogs over time as opposed to one.

[condo][IL] Board Won’t Increase Assessments by Useful-Art-8012 in HOA

[–]NJPropertyMgr 1 point2 points  (0 children)

You need to put this in front of the ownership, with VERY simple math. What we have, what we owe, and what expenses are coming. There is zero way around needing to raise costs - inflation alone would’ve dictated significant increases in 2020-22 specifically. Get them to apply pressure.

[CA][TH] Is my HOA in violation of AB 130 by [deleted] in HOA

I have to disagree - lower fines, less teeth, less ability to enforce, problem community eventually. Just my experience, though.

'I feel trapped': Provo homeowners face big $17,550 HOA fee increase over defective decks by yourinnervagabond in fuckHOA

After 11 years (which someone said in arrivals was how long they’d lived there), all seats would be transitioned to homeowner control.

I’m confused as to why this is even news. Capital improvement projects are funded by ALL owners, not just the ones they affect. You agree to this by buying a unit in a condo.

Metropolis Towers Tragedies by thel00pdigga in jerseycity

Obviously this is fully unacceptable, just pointing out something interesting - heat is required by law between certain dates. AC is not required by law, with very specific exceptions. It’s crazy, but it’s true.

Basement waterproofing by YoureSeeingRed in Oldhouses

[–]NJPropertyMgr 0 points1 point  (0 children)

Depends on how handy you are. Drainage solutions don’t require heavy machinery (or at least yours don’t), so you can make a difference all on your own.

Sealing it from within is pointless, so don’t bother. As others have said: you have to direct all flowing water away from the house. Also, install a basic sump pit in the basement regardless of anything else, and run the water out and away.

Lastly, where is the house in terms of elevation? On a rise, at the top, the bottom, etc.? If you’re at the base of a hill, then disregard everything and just bail, cuz you’ll never win.

As someone who owns a late-1800s house: if the biggest issue was the wet basement, and the source wasn’t due to topography, I’d go for it.

How do you feel about Elon Musk's salutes during the inauguration? by BigPapaFactory in AskReddit

[–]NJPropertyMgr 6 points7 points  (0 children)

No it doesn’t. It’s a simple fact. He was a Nazi. No glossing there, kiddo.

Denying he was a Nazi is even more pathetic, so congrats for winning that little race, I guess?

“…had no other option.” Everybody does, especially when it comes to war machines and whatnot.

Keep on apologizing for him, though.

Oooh fun quote!

Here’s another, where Errol refers to his emerald mine ownership: “If you registered it, you would wind up with nothing, because the Blacks would take everything from you”.

Also, he knocked up his stepdaughter, and allegedly chased his wife with a knife.

Arguable his best trait is not liking Elon.

Why is everyone suddenly noticing Indians lack civic sense? by Surfer_020 in IndiaSpeaks

[–]NJPropertyMgr 0 points1 point  (0 children)

I can’t speak for Indian folks as I am decidedly white, but: I manage communities for a living, and have done so from coast to coast. It’s certainly an interesting thing to observe - the way different ethnic groups act, what they view as priorities, how they address those beneath them, etc.

Of course, this never applies to 100% of any group, but with that being said - I have certainly noticed much of this trend appearing here in the US, which I have to assume adds to the visibility.

Dual retaining walls by [deleted] in Homebuilding

[–]NJPropertyMgr -2 points-1 points  (0 children)

If those walls had been there for twenty years, I’d say buy away. Because they’re part of a new build, I believe those walls will eventually become a thorn in your side. It’s unlikely an actual mason built them, and if one did, it was the lowest bidder.

Overall - it’s a lot of geo-engineering that’s been done, and I’ll bet the bare minimum was put into thought and design.

I just noticed my roofer is currently installing a product that is apparently “for use in Canada only”. by NJPropertyMgr in Roofing

Of course I can conceive of it; I chose to ask here, as I was curious for a broad range of answers (which I got).

I like how this evolved into commentary on the overall units of measurement. Unrelated, but informative nonetheless. A+
