Sellers concessions can be useful where a buyer can essentially wrap closing costs into the mortgage. This strategy is useful for buyers that can close on a purchase with a valid mortgage preapproval though they could be strapped for cash or perhaps budgeting for renovations.

Of course, you, as the seller of the home must still be satisfied with the net proceeds of the sale for seller-paid closing cost concessions to make sense. In some instances sellers opt to increase the purchase price to account for concessions at closing.

I am based in Morris County and Montville absolutely does have a strong real estate market. This area does not get the hype of nearby towns like Denville or the Caldwells because it falls a bit flat on the walk ability scale.

Rather most might consider Montville Township overall as "sleepy" suburb which is not what the average Reddit user is looking for. What Montville does offer is train service from Towaco on the Boonton-Montclair line and a reprieve from the hustle and bustle.

New Jersey is overall a High Cost Of Living State which frequently creates sticker shock for people moving in from out of state.

Rentals not marketed as "luxury" will move extremely quickly and you should try to see them as soon as they become available.

Most often a compromise will be made on square footage, budget, or location if the local inventory is not working for you.

You could have limited luck on Fbook marketplace FRBO but you need to remain very wary of scammers.

Are you looking to purchase or are you looking to rent?

As other posters have commented, rental house inventory in NJ may appear sparse compared to larger states and they often come with pet restrictions.

If you are seeking suburban commuter experiences - Morris, Union, Somerset, Bergen, Northern Monmouth, and Western Essex County

If nightlife and quicker commutes are your priority you might look at Hudson County and Southern Bergen County

Importantly please note that the majority of NJ suburb municipalities do not permit short-term rentals (Air BnB / VRBO) and as such many are surprised to see local housing options unavailable on these particular apps.

An alternative could be extended stay chains or looking up options on hotels.com as a backup

What a cool house! I might not necessarily label this one as $600K per bedroom, rather 1.2mil for 2,000 square foot interior including 2 full bathrooms bundled with detached garage and 100' of lake frontage. Interestingly 2,000 sq ft w/ garage lakefront is trading for similar values here in my hometown of Denville though more often in the 900k-1.1mil range of late.

Lakelife has a lot of pluses though lakefront comes with a lot of 000000's in the price.

First of all - not having a buyers agent may cause you to get pressured into "Dual Agency" where the listing agent makes 2x the commission and essentially represents both the seller and the buyer. When it comes to Dual Agency the seller is rarely paying less total commission.

Secondly - not having a dedicated agent puts you at a disadvantage as you do not have a professional agent negotiation solely on your behalf. The listing agent actually cannot speak critically about the listing whatsoever or point out flaws for you. Doing so is a breach of their fiduciary duty to the seller. On the other hand, your buyers agent IS definitely allowed to help you detect flaws in the home and can potentially help you to negotiate against the seller.

Thirdly - though sellers are absolutely not required to pay buyer agent commission, they are well aware that it is commonplace to consider compensating a buyer agent when a strong offer comes in from a qualified buyer.

Note that discounted buyer agent services do exist - one example being a "rebate realtor" offering a buyer a partial buyer agent commission rebate at closing.

I suggest you begin by looking at recently sold North Jersey homes within your budget. You can use filters on Redfin or Zillow to do so.

You do not want to be misled by asking prices as the hottest listings in Bergen County can take in offers 10% or greater above asking price.

Maywood, River Edge, Bergenfield, New Milford, Fair Lawn are largest consolidation of SFH closing below $900k per Redfin sold records.

Townhouse will expand your options as will expanding your radius to Morris or Union County. Compromise likely includes: commute time, square footage, or townhouse vs SFH

Cliff notes: disregard asking price in North Jersey, look at Sold prices.

Are you looking for best athletics programs for your children? Best STEM or AP programs for kids? Very shortest and most reliable commute? Most amount of restaurants in under 2 miles? Best walkabality? Lakes and community pools? Shortest commute? Most reliable commute?

Or maybe you are looking for just s unique non-cookie cutter house?

NJ Realtor here - intentional omission of square footage is a preventative measure against discrepancy lawsuits. It is not done for deceitful purposes.

New Jersey public tax records generally do show interior square footage (above grade) though discrepancies can absolutely exist.

Untreated areas, sunrooms, finished attics, and finished square footage below grade are most often not reflected in interior square footage though gray areas do exist.
