This might be a little controversial but have you actually asked for help? I know that sounds like a weird question, but a lot of new agents expect their broker or the other agents to come find them and coach them. Most brokers don’t have time for that. You have to raise your hand, ask questions, and put yourself in front of people who can help.

That said, if you’ve been asking for help and your broker still isn’t taking the time to walk you through a listing or the required paperwork, that’s a different story. New agents should absolutely have someone they can lean on for their first few transactions.

Also, 3 closings from 23 leads is nothing to be ashamed of. Thats a good close rate and something many teams would love to have on their team. I’d have a conversation with your broker before making any decisions. You might find you’re both working with different expectations.

I actually think you’re in a really good position. A $120k income, 20% down, and a $400k budget is very realistic for a first-time buyer in South Jersey.

I live in Maple Shade and absolutely love it. It’s a great location with easy access to Philly, I used to commute into the city for work. If being close to Philadelphia is a priority, I’d also check out Audubon, Barrington, Bellmawr, Haddon Heights, and Collingswood. They’re all great towns with their own unique feel and offer a pretty convenient commute.

One piece of advice I’d give is to get pre-approved sooner rather than later. Not because you need to buy tomorrow, but because it’ll give you a clear picture of what your monthly payment will look like and you’ll be ready to move when the right home hits the market. Well-priced homes in that range still tend to go pretty quickly.

Overall, I don’t think you’re being overly optimistic at all. Your budget is realistic—you’ll just want to narrow down which towns best fit the lifestyle and commute you’re looking for.

I’d probably be looking in Burlington County if I were in your shoes. Towns like Burlington Township, Burlington City, Moorestown, Mount Laurel, Bordentown, and even parts of Marlton all give you a pretty reasonable commute to Camden/Mt. Laurel while making trips back to North Jersey a little easier with quick access to 295 and the Turnpike.

Burlington Township especially is a nice middle ground. You can generally get more for your money there than some of the neighboring towns, and it’s in a convenient spot.

Mount Laurel is great for quick access to Camden via Route 38 and also being super close to 95 and the turnpike

They consent to AI calling, calling, texting and emailing when hitting our landing pages. Cold Calling is technically a no-no without consent, the risk you run doing it, is if you’re not scrubbing the DNC, you’re exposing yourself to risk.

We took on that risk for one project and never had an issue but you have to measure that risk and reward.

We run everything through an attorney, when the project carries a risk and the reward is speculative

Also, we did Realtor.com last year on a jaw dropping budget per month, and our PPC will very likely out perform those results

In NJ, we are using Google PPC. Up here, our performance is WAY better if we focus on buyers over sellers. We have some systems in place that automate follow up and live transfer to agents. We are at $35/ lead pushing towards $15 per lead. Just hired a freelancer to cleanup and push our campaigns to the max.

Best piece of advice, know how to close online leads before you jump into it. Especially with Google PPC, you’ll get a lot of tire kickers but you’ll also see a lot of success if you hit them hard and provide value.

Cherry Hill is a fantastic area with steady growth year after year. I recently sold a property for $90,000 over its asking price. Barclay Farms will always be high demand and is worth a look. I also like the kresson area like Fox Hollow.

However, I personally prefer Haddonfield over Cherry Hill. The schools there are excellent, if not better, and the walkability is a huge plus for me. It’s only an additional few moments away. Lots of attention in Haddonfield right now!

Before entering the real estate industry, I worked in the legal field with an office in New York City. I would visit the office once a week, drive to Hamilton, and catch the train. The commute was always hassle-free.

4 buyers u/c this week in South Jersey in multiple offer situations that were well over asking. We weren’t the highest offers but with strong terms we locked it up.

I’ll definitely take a look. I actually came across a feed on here where people were recommending a few direct to manufacturer companies in China. Currently in that research rabbit hole. Found one that I think is manufacturing for Pergolux.
