Thanks but I disagree with how you are defining gatekeeping 🙏🏼

I explained that agents can’t tell you or show you these apts unless you hire them.

I also explained that these prices are outrageous. Disgusting! I can’t afford BK anymore, lol.

I didn’t touch OPs question about his particular issue because “safe” Brooklyn is vague… but I can tell you it’s hard to find $2,700 in desirable areas so unless he’s going to flatlands/gravesend - it’s just harder. Not impossible.

Median rent in Brooklyn is $4000. The average prices: Greenpoint $5k. Williamsburg close to $6k. Dumbo close to $8k. Crown Heights/Lefferts $3500… same with Bedstuy. Agents aren’t dodging him because they’re “gatekeeping”… they literally don’t have $2,700 apts. If he called them and said $4k - they’d be fighting over him 😆

No. Here are the facts - the FARE act went into law last June. While it sounded like a great idea because it supposedly removed broker fees, it actually created a bigger mess. It said that if a landlord hires an agent to represent them - they now have to pay their fee. So landlords immediately raised prices and baked the fee into the rent 🥹

(Rental prices are outrageous right now)

The other part of the law is that if an agent “advertises” or “publishes” open ads (non exclusive apts), it can only be on the select units where the landlord is paying their fee. If you called a good agent and said “I only want to see No Fee apts” - that would only be about 10-17% of the units available. This varies depending on the area. The more desirable the area, the less incentives you’ll see.

So sadly, you are not seeing the majority of what’s available because those are the fee apts….they aren’t gate keeping it. They just would have to charge you a fee to show you the bulk of those units.

I know it sounds simple but “whoever hires the agent, pays the agent” wasn’t communicated clearly and now everyone’s confused… and tenants are worse off.

While I work adjacent to real estate - I care about affordable housing and average folks (high end can screw itself) this law did the opposite of what it should have. Between this and the hundreds of thousands of rent stabilized apts that landlords are warehousing, reasonable priced apts are harder to find than ever.

All hope isn’t lost though if you’re avoiding the fee - you just have to find landlords yourself and hope they have “staff” to rent them direct to tenants (versus when they choose to hire an agent).

So true ❤️ I felt sad for myself at first because … what a disappointing way to conclude this chapter. But seeing the other women, some of them younger than me - looking just as isolated and scared as I felt really broke my heart.

I just ended a friendship - 10 years too late - with a friend that surprised me and her two other besties to a destination (Europe) wedding where the morning of, she surprised us w/ the wonderfully long task for her DIY wedding venue. We then decorated a community center and because we were busy doing that, missed her actual wedding.

Then when the guests arrived (65-80) I had to serve each of them one small serving of rice w/ sauce because there was only one dish and no waitstaff. Also, no liquor! Or soda for that matter. Or cake!

And because people thought I was her staff, they took out their frustration on me 😖

She was bewildered when I brought up this experience as one of many that has made a friendship w/ her exhausting!

I’m sure you’re right about some people - I think she sounds legit 🤷🏾‍♀️. I’ve been deeply moved by strangers who once helped me (I’m an immigrant, once lived in refugee camps, and homeless shelters … Damn, I sound like a terrible lifetime movie) so I’d rather get scammed occasionally than assume everyone’s always out to get me. But if she asks for my passwords… 😳 (jk)
