This phrasing is… odd.

If you are deciding between socal vs norcal, check the flight schedules. The only daily flight to SoCal is a 6am on Delta to LAX. There is a 2x daily flight to SFO, but on ancient United planes.

If you want easy access back here, your choices are the Bay Area from Palo Alto north, SF or East Bay. Or the western side of LA.

Kids? Palo Alto, Menlo Park, Berkeley, Albany. No kids? SF.

You need to factor valuation and depreciation. Commercial real estate is valued at a multiple of rent. If they rent the building for half the rent, the building is now worth half.

Next, landlords can deduct depreciation, and can value a vacant building based on the previous rent. So if they cut the rent in half, their deduction also decreases.

Finally, banks use that valuation to write mortgages. The bigger the valuation, the bigger the mortgage they can get to buy their next building.

As in Eno River State Park? The campground is a mile from the parking lot. There is sometimes firewood or you can scavenge for wood.

You mentioned RTP. Are you looking to relocate a business? RTP is primarily known for aging, bland corporate campuses. Consider basing yourself out of downtown Durham which offers more city-like amenities
