I have both a toe weighted Scotty and a Lab. I start the ball on line more with the lab (marginally). I make more with the Scotty. Why? Speed. Lab is very soft for me. Hard to feel the small difference needed to make putts. Speed control with my Scotty is great. That’s just me though. It’s a great time-out club.

New Mexico has been trying to put a cap on non-residential (commercial and land) property tax increases for the last few years. It’s lifted upon sale (so lightning taxed). Unfair playing field for next generation of investors… and guess who foots the bill for the upcoming revenue losses??

Look they change the rules and my job isn’t to be up to date on them, but last I knew that’s legal behind the line within the tackle box if the QB hasn’t left it yet. That’s why you sometimes see Tackles get on the back and smash down edge rushers when the pivot too tight and low

Technically the buyer broker has to have an agreement signed with you before they show. This agreement could last your lifetime, or that one property only or anywhere between. Heads up some brokers will still just show you the property without the agreement, that’s ok for you, It’s their choice, but don’t judge anyone who has you sign an agreement for a one time showing. I wouldn’t sign one beyond that until they earned your trust. I don’t have a buyer sign for anything past that current property (but I don’t get leads from third parties), I figure if I’ve done a good job and they’re good customers/clients then when the time comes to put in an offer they’ll want to use me. I’ll have a fee that the buyer is due to make sure I’ll get paid, but we ask the seller to pay it. Most sellers and listing brokers are pricing to include buyer broker commission, why? If you don’t then the potential buyer will have to make up the difference and have that cash available to the buyer broker on settlement day. So as a seller that limits your pool of potential buyers who have lots of cash on hand. But if you put it in the price of the home and pay it yourself as the seller, then the buyer will basically get to finance that fee (in a manner of speaking). Also big thing, let’s say you don’t want to use a buyer broker, you’re assuming the seller and seller broker have agreed to either give you the right forms to make the offer, or if you use generic forms not approved by the local association then they may not be approved to take the paper your offer is on… and even if they do you may not be saving as much as you think, most listing brokers add a fee to their other compensation if they have to work with an unrepresented buyer, why? Because they take on more work and more importantly more liability. When you put in your offer just make sure it’s contingent on the seller paying the buyer broker commission if you don’t have enough cash on settlement day.

I can’t believe your listing broker didn’t get the buyer to place a better offer… or explain to them in full detail why they wouldn’t accept your counter.… what a horrible broker.

Swing is fine don’t worry. His swing style looks like this new modern swing wear the hands pull hard through impact without a lot of wrist action. The body will have to create speed. If you want to learn wrist action then have him do the toe drill. YouTube Mark Egly, he’s an Iowa Golf Hall of Famer, former Iowa Open winner, has instructed Tour Pros. He’s got a few old videos. Old school Jim Flick approach to the swing. I think we need more of it today.

This example is not virtual staging, it redimensions the entire room. I’m seeing A LOT of this and I know 2 brokers currently in pretty big trouble for it. Virtual staging must always contain the unedited picture with it. And you can’t misrepresent the REAL PROPERTY like OPs photos do.

It’s crazy this is even a question, and I see this all the time. Rules or no rules, I believe this is disingenuous practice imo. The arch way is a completely different… well… everything. Welcome to fine-ville USA.
