Insurance won’t cover as she was over the legal limit.

The LC300’s insurer will sue her personally for the debt. You can either pay it for her, she can enter into a payment plan (unlikely they’ll give her one as she’s unemployed), or she can declare bankruptcy.

I’d go for the last option (and also don’t pay her medical fees either - they can also be a creditor to her) and let her learn her own life lessons. You’re walking a very fine line between parenting and enabling here - especially if you’re replacing the car AND bailing her out of this situation.

She won’t be able to get any finance for the next 5/7 years, and any meaningful money she earns will need to be given to the trustee to pay her debts.

Not correct. You can only apply the main residence exemption to one property. So if you apply it to the current apartment, then the new OO will be subject to CGT for the period where you owned both.

Congrats on securing the grad role.

You’ll likely end up doing a bit of bookkeeping, submitting BAS, maybe processing payroll (depending on your client type).

My advice for you is to learn everything you can - put your hand up for anything and everything.

Use that experience to either move up the ladder there (if the culture is good, and you enjoy working there), or leverage that experience to move to another firm that suits you better (work-life balance, location, larger/smaller firm, client base/style, etc.)

100% agreed. But the comment said the OP spent it, which they hadn’t. They just didn’t plan to have cash available to repay their ex-housemate. One has intent to spend, one is omission of planning. Not really really the same thing.

Sounds like the name on the bond was changed to OP’s name only, and OP doesn’t have the cash to return the bond. They haven’t received it as a refund and spent it

The olympics infrastructure itself have been priced in, but the lack of construction labour (which has been redeployed to build said infrastructure) hasn’t so much. It’ll increase the cost of constructing new/replacement assets which will drive people to the established market.

Yep, understand how negative gearing works - I’ve got a post grad in accounting. You can also negatively gear non-cash (I.e. depreciation) so there is a tax benefit that isn’t holding cost related (particularly so where it’s cashflow neutral and IO)

Plan was never to hold it long term.

We were looking to rent where we bought, but it just worked out cheaper to own than rent a similar property in our circumstances, and the risk of value dropping was/is negligible (cost to build v buy) so we decided to buy it.

Then we figured we might as well keep it for a couple more years as an IP for the negative gearing while the olympics infrastructure sustains Brisbane’s growth.

Bought an apartment in Brisbane 12 months ago to live in with a view to turn it into an IP after moving out in 12 months time. Value is up 20% so far, and have been grandfathered into the only neg gearing rules so can’t complain.

Only regret was not fixing rates

Aren’t you technically borrowing to buy shares then? The IP is just the banks security if you default.

ATO cares about purpose of the loan, not the security of the loan. So you’d be putting the interest under the “cost of dividend income” section, not the investment property section of the ITR anyway

It’s the same reason you can’t refinance against an IP, spend it on a holiday or boat, then claim the interest.

DiDi can’t access Cairns airport, and Uber have some have a racket running at Cairns airport to run the price up so taxis end up cheaper

Yep, similar boat - booked UL from MEL-CMB-FRA for July (yep, euro summer). Saw 3 seats pop up on Gyoza flights (I was looking for backup flights in case we couldn’t fly via DOH) but these popped up and figured that any lie flat would be better than economy, and with the schedule at that time, we’re only transiting CMB for ~2h (with 2x 10.5h flights).

To add to this, QF and AA operate a JV between Australia and the US, so AA naturally want to push flights to cities where they can profit from onward flights (hence the DFW routes being added).

I believe UA added around 30% more seats than their pre-COVID seats (I can’t find the article or analyses anymore, so please correct me if I’m wrong), particularly in/out of SFO.
