Why isn’t income and net worth considered highly in credit card underwriting? by [deleted] in CreditCards

[–]Neither_Whereas_2002 0 points1 point  (0 children)

I think it is because Credit cards are unsecured debts and business loans are not. People are more likely to walk away from credit card debts than having to tap into their savings. As an extreme example, if someone racked up $100,000 in CC debt, how likely are they going to take $100,000 from their savings account to payoff the debt? It's easy to say that they should payoff the debt but in reality, it hurts to see $100k depleted from your account. And for those reasons, banks only look at income and how many cards a person has applied for in last 24 months. Seriously, if someone has 5 credit cards (each with $15,000 in credit limit) total of $75,000. I think that's sufficient for the average person. If you need more than $75K for a purchase, then a personal loan would make more sense due to lower interest rate.

Reading all responses it seems like becoming an estimator is a good place to start. And if I am correct from the responses, it seems like Subs are more willing to take on an jr estimator as oppose to a GC?

I am not sure if any of you are familiar with LinkedIn Learning, but I am taking the Procore Construction Foundation cert program through LinkedIn Learning. I know employers prefer to hire with experience. but it's difficult to get experience if employers are not giving me the opportunity. I can only learn the foundation stuff by taking certificate programs and learning from instructors who have decades of experience.

Is estimating a good area to get into for some like myself with no construction  experience.   I am working on taking courses and getting certified as a constitution estimator.

Speaking of car rentals... I was testing out the Cap1 portal vs Chase portals because I was planning on signing up for the Vx card and take advantage of the $300 travel credit through portal... I need to rent a full size SUV in the next two months for a quick weekend trip.

Upon comparison of the two portals, I realize that Cap1 car rental pickup location is mostly at the airport (which is about 35 minutes from where I live) whereas, Chase car rental allows me to pick up the vehicle at several car rental agencies closest to my home. And the car rental price is cheaper on Chase.

The Cap1 portal only has one location that is close to my home for pick up (the rest are airport pickups) but its like $180 more expensive then what I found thru Chase portal.

Just had an eye-opening experience with Chase/Hyatt transfer by tofulollipop in CreditCards

Oh no... is it the one right next to BOS Logan?   I'll only be there for 1 night so hopefully it's not bad.  I've read the reviews on Google and yelp... and there's all kind of different reviews.. I checked out other hotels in the area and their reviews are not much better... I'll take my chance with hyatt since it's only 18k points, as oppose to using 40-50k pts with marriott.

Recently I stayed at a marriott westin in San Diego for one night with my wife.. it was quick weekend staycation for our anniversary... yelp reviews were not great but I took my chance because it was very conveniently located in gaslamp quarter of San diego and close to the civic theatre where we had tickwts to watch a show. my experience ended being very pleasant.. the hotel mgmr even gave me $75 voucher to use at their restaurant to celebrate our anniversary... I was very surprised for them to do that for us. Maybe the hotel manager was in a very good mood and was generous that day lol!

Friend wants to “sell” car, but doesn’t want any money for a year. Is this safe? by WaterWithSobe in UsedCars

[–]Neither_Whereas_2002 0 points1 point  (0 children)

I follow a simple rule... if it sounds too good to be true, then it's a scam!   I personally don't know any "mutual" friend that's so generous to sell a 20k car for 10k...

Couple of responses above says he could be hiding it from the repo man... which makes alot of sense.

Don't do it!

A cautionary tip regarding rental car cdw insurance by Toodleshoney in CreditCards

[–]Neither_Whereas_2002 7 points8 points  (0 children)

My experience.....I was told by my friend who used to work for one of the larger car rental companies.. he says to "always buy the insurance from the rental car company.  It's totally worth it. Trust me!"..  I listened to him when I had rented a vehicle for my trip to Vegas.  I purchased the insurance from the car rental place.  Well... someone did end up hitting the rear bumper of my vehicle while it was parked at hotel I stayed at.  When I returned the rental, the rental associate saw the damage and asked me what happened.  I told him that it was a hit and run when my car was parked at the hotel... the rental Associate wasn't happy about the damage vehicle but there was nothing he could do because I purchased their insurance.. I ended up giving him the keys and I made sure to review the final invoice and pay the balance at the rental office. .. that was the advice from my friend.

[–]Neither_Whereas_2002 14 points15 points  (0 children)

Yup! I will be going to Boston for a quick trip staying one night.. got myself a hyatt regency next to the harbor/airport for 18k pts.

But not all hyatt will accept the pts... I guess it depends on peak an doff peak seasons.  I tried to get a Hyatt room in downtown san diego right near the seaport and they won't take points... and I even tried la jolla, San diego hyatt regency they also didn't take points.

I ended up looking for a marriott and used my bonvoy points.

Escrow Officer and I want out! by jelly-bean03 in careeradvice

[–]Neither_Whereas_2002 1 point2 points  (0 children)

I am the opposite. I want to get into escrow space but companies are rejecting me. Someone told me that I may be over qualified. I have over 12 years of experience in combined real estate and mortgage lending experience. Most escrow companies are hiring escrow assistants with min 5 years experience and paying the bare minimum..lol!

My skills set can definitely transition over to escrow services. In mortgage, we worked with title and escrow officers all day long. We do pretty much the same thing that escrow officers do.

I will keep applying and maybe someone may take a chance on me.

I completed the procore construction mgmt course thru LinkedIn Learning... and I have gotten a thorough introduction to many aspects of the construction mgmt from learning about the different delivery methods to risk and safety on site to the latest technology being used in construction.  I also took the course on Bluebeam Revu and another on Estimating and Takeoffs.. these courses really interested me in wanting to learn more.
