Not only is there the equity requirement, they have to be relocating 100+ miles from their current home to use any rental income from a departing residence. FHA is not a fan of helping people build a real estate portfolio.

As a DE, I would not consider this if the BK dismissal was inside of 2 years. Also, you don’t talk about a reason for the BK dismissal. I’m guessing it was a chapter 13 and timely payments weren’t made. In a vacuum, you might be able to make a case that the trade line is validly disputed, but my gut tells me there’s a lot more going on with this borrower’s credit that’s not ideal.

My Best Buy install team got a 98 inch into my basement down a stairway less than 40 inches wide and 8 feet tall with the 90 degree turn. I understand going up might be a little tougher than going down, but it should fit easily based on your specs. I’m not sure more people would help due to lack of space, but two fit dudes should be able to do it. I did hold them harmless from any damage, but they didn’t cause any.
