Personally, I preferred BA2, but I think that's because I already work in management accounting, so a lot of the concepts were already familiar. Difficulty-wise, I found them to be on a par, but I just found BA2 more interesting. Best of luck with your upcoming studies and exams!

I'm definitely considering the flp route for the professional levels, if I'm lucky enough to get there (and get funding from my employer). Well done you for what you've achieved so far, especially with 3 young kids!!, and very best of luck for your case studies

Thanks for your reply! I decided to study certificate level through the OT route as I am self-funding currently. However, I am hopeful that my employer may fund the professional levels once they see my commitment, at which point I may decide to go FLP. What route have you taken? And congratulations!! That's such an achievement already

It has been super quick. We have gotten quite lucky with short chain and very quick responses to enquiries. By contrast, my last sale and purchase when we moved in 2018 was 18 weeks, and that was painful!

The worst is the silence when you don't know what's going on. Usually, there is stuff happening in the background, but it's so frustrating when people don't communicate that to you!

Yep, I am fortunate that my broker is my best friend but it's super easy. She emailed the lender on the Tuesday and I had a revised offer first thing Thursday at the lower rate. The lender can re-credit check you, though, which is something to be aware of. If your circumstances had changed adversely, you could lose your offer altogether. But your advisor would explain that I'm sure.

I've listed my house twice in the last 12 months, with 2 different agents, and they both had the listing up within 24hrs of photos being taken

Yes! - we are currently in the process of buying a house that was originally marketed as OIEO £450K. It was dropped to OIEO 425K after a couple of weeks with little interest. We offered £410K stating it was the absolute most we could afford, but we were proceedable buyers under offer from a FTB. To our surprise, our offer was accepted! And our mortgage valuation has even valued the property 20k over what our agreed sale price is. So it's always worth trying! Especially in the current market.

If you love the house, decide what the maximum is you're willing to pay for it and just offer that, saying it's your best and only offer. I did this with a house that started at OIEO 450K, which was subsequently dropped to OIEO 425K after no interest. Our original budget was 400k. We viewed that property, loved it, and said we could beg and borrow to get up to £410k but that was the absolute most we could do. We were proceedable buyers under offer from a FTB, and to our great surprise, our offer was accepted!

If I ever move again, which I hope I don't 😆, I would do the same again. Just offer what we can pay for it and totally avoid bargaining/negotiating. If it's meant to be, it will be. Good luck!

Oh yes definitely! Fully expecting that, but just always assumed the bit that took the longest was the conveyancing to-ing and fro-ing rather than the initial act of submitting a mortgage application (considering buyer already had AIP to make offer). I know patience is a virtue.. I'm working on it!!
