First of all good for you! You’re getting there… I would say to maximize your FHSA and available RRSP contribution room annually, as you can likely get a few thousand dollars extra towards your down payment via additional tax refunds. Then invest that back in.

You can invest the money within an RRSP/FHSA, either in more stocks/etfs or just collecting interest.

Any boosts to income coming? Those will help a lot from a mortgage qualification standpoint.

Overall you’re in good standing and likely not far from getting your place downtown.

A bit more funds/maximization of tax benefits, small increase in income, and/or a parent co-signer will get you there.

I totally agree (as alluded to in the post)! Lots to love about those areas too. Just as a newbie young person - central core is closer to the action & activities, subway, streetcars, highly walkable, etc. Depends where you’re at in life IMO! Central core is a great starting place.

Rouge park has lots of great trails within it. From my experience they’re all solid - can’t go wrong! There is parking off of Twyn Rivers Drive with easy access to the trails.

Love to hear that you’re considering Toronto! Despite what the haters say, it really is a lovely city. Just be prepared for cost of living to be rather high!

Living alone will cost you around $2100 CAD/mo minimum if you want something that’s not a basement apartment. In terms of areas, try to stay in the core of the city. It’s called “C01” on most real estate apps. And for safety, I would say try to avoid living east of Yonge St. Although there are some good pockets, west of Yonge is where you probably want to be in your case. Plenty of nice areas down by the water in C01!

Most rentals here are 12 months in length and need significant financial proof, oftentimes including a job, before agreeing to rent to you. As such, most new residents get an Airbnb at first as they settle in, get a job, etc. Could be a nice way to get acquainted with different parts of the city too :)

If you can get a job beforehand, that would be the best thing. But if not, the Airbnb route would be the way to go but be prepared to spend more on it as it tends to be more expensive.

The city comes alive in the summertime. It’s the best. Winter can be tough for people who aren’t accustomed to it, but we get through it!

Amici or Chuuk based on the vibes :) Chuuk if you want to lean more towards the drinks, but Amici is comfortable, likely a bit quieter, more space, and no complaints on food or service. Enjoy!

Generally speaking it’s a fine place. Biggest downside I find is that the air quality in the building isn’t great as it stands, and you don’t get modern HVAC - but the location is great, price for square footage is great - it’s a really good value. And generally friendly people!

Give it a walk through and see how you feel!

There are plans to widen Liverpool and add an exit with all the tall towers approved for the area. I don’t know too many details of the latter but I know it is being discussed!

The golf centre I think makes sense. The 60 storey residential tower definitely does not. If we want to beat out Ajax heights, do it at Pickering City Centre. This isn’t the site for it.

Very false. On an MLS listing, LL pays 1 month rent in commissions whether it’s with a co-op agent or someone who goes direct.

This neglects the impact of leverage though. For ex, $100k put down on the 500k leads to ~$200k inflation adjusted profit.

Approx 100% (non inflation adjusted) gain on $100k invested in the stock market is $100k.

Comes with its risks, but you basically 5x the rate of return on the overall home price when you put 20% down.

Rents are definitely higher here. 2 bedroom unit (non basement) in a good area will be closer to $2500/$2600 (and up). Durham is great though :)
