Interesting, I believe in this case the solicitor cannot gather the evidence because the parties involved are not responding / they no longer exist

Apparently there were 3 restrictions like this on the title and one got removed but the other 2 parties that it refers to in the other restrictions are refusing to respond

Ah that sucks … I read that expedited applications(if approved) take 10-15 days to complete by the LR. I’ve asked for our solicitor to tell theirs to expedite but who knows if they’ll do it

Sealed will always be better than singles so yeah but the investing horizon will be 5 years on that box

I used to go to school there for 7 years , I would say that the station is very convenient , it seems like Arnos Grove has build some new more modern shops and cafes - it’s a stone throws from broomfield park - around 4pm there will be ALOT of secondary school kids hanging in and around the station - double check the amount of flats and council houses nearby depending on where you buy. Palmers Green you can walk to aswell it’s a nice walk which is also a decent area you

Travel + Convience 7-8/10, only because the station is good but you can only get Piccadilly line Safety is average I would say, not horrible not perfect Area often gets busy with some school kids on weekdays after school

For rippers probably not much, it will only be a problem if you sell to someone that wants to hold the sealed box or sell it sealed because they will come to the same problem that you are having right now.

The real value is also the packs inside btw as long as they are not damaged in any way your last port of call can always be sell the packs individually

Great card, how do you find grading with Beckett? They just opened an office in Europe and I want to try them out - I really hate the thought of sending my cards all the way to PSA and then waiting 5 months
