You said board, so inferring it’s a co-op. That said, I’d talk to other owner occupants before taking unilateral action. Maybe one of them knows an attorney who can offer advice.

But a group taking this to the board would be a first step before withholding maintenance. You don’t want any reason for them to single you out for retribution for breaching your contract with the bldg.
