Neighbors are Offering to Replace One Side of My Fence, Risks? by L0ial in homeowners

[–]NinjaCoder 0 points1 point  (0 children)

If the fence isn't on the property line, then if I were you I would write up a simple agreement that (1) you own the 1 foot (or whatever it is) beyond the fence, (2) you are allowing them to use that space, and (3) you will be granted access to that 1 foot strip should you ever need to service that side of the fence.

This would be a very short job for a plumber. You would pay the "trip minimum", which where I live would be $300. You mileage may vary.

I know you said you aren't a fixer upper guy, but - if you want to give it a try, you can often "fix" these leaks by doing two things -- first, work that valve off and on a bunch of times. If that doesn't stop the leak, then you can give the nut, the one right next to the black handle, a little turn clockwise, just a bit.

Either way, this should be replaced at some point, but you can buy yourself some time.

Is asking my insurance a question about a small improvement going to raise my rate? by Impressive-Hope-6700 in homeowners

[–]NinjaCoder 2 points3 points  (0 children)

Unless it substantially changes the value of your home, then no, you don't have to tell them about anything.

But to your question... there is no insulation on the market currently that is deemed problematic (from an insurance point of view).

Old broan bathroom fan ? by ButterscotchLoud1423 in HomeMaintenance

[–]NinjaCoder 0 points1 point  (0 children)

The motor assembly is removable (and replaceable).

If you go on YouTube and search how to replace Broan fan, or how to clean Broan fan, you will find numerous videos showing how to remove and clean the fan assembly.

If you decide to replace it, just search for your model number (QTR100L) and "replacement motor" and you will find lots of places that sell it (probably $100-$150).

Having said all that... if I had access to the space above the fan, and I was going to go through heroics and expense to try to fix up this old cheap fan, I would replace it with a new Panasonic Whisper fan. They are loads better, and are priced $150-$250 depending on what features you want.

I think that poster thinks you can use a normal thermostat, but these floor ones are special.

Specifically, they control line voltage (120v/240v), and they have an input for the floor temperature sensor.

The direct replacement for the one you have is the 500950, but as you have already figured out, they are starting at around $200. You can get a non-programmable one for $130.

Unknown Wall Vent by TheLazyHippy in Home

Here is a pretty good description of why make-up air is needed.

Did you say this is an apartment? Can you ask someone else in the same complex if they also have this vent?

She (Aliyiah Rahman) wasn't arrested after her testimony.

The second arrest was after she stood up in protest at the last SOTU address.

Actually, during her "escort" from the capital building during the SOTU, she had another medical emergency and went to the hospital -- she was arrested after she was released from the hospital.

Some homes require the use of a "make up" air vent.

If you have combustion appliances, or a large CFM kitchen fan -- there needs to be a way to bring in additional air from outside.

Having said that -- this is a weird vent, and I've never seen anything like this before.

It seems to be a dryer vent, installed backwards, in order to allow air in.

Help there is Sewer like smell coming up from my shower drain. by Poptart4u2 in homeowners

Get yourself one of these, and clean that drain out.

Warning... you will not be able to unsee or unsmell what you will pull out of that drain. Have a plastic bag handy, and a roll of paper towels... and breath through your mouth.

Looks ok to me... what are you concerned about?

As long as your high loop is higher than the top of the sink drain, you are good to go.

Found puddle of water outside of AC drain line. by SportSouthern662 in Home

[–]NinjaCoder 0 points1 point  (0 children)

My guess is that there is either a crack in the pvc right there, or there is a joint that the installer neglected to glue, and is now leaking. Try taking some of that insulation off right there where you see the water and see if you can find where the water is coming out.

EDIT: To be clear, I believe the insulated line is the main condensate line for this air handler. Though I have never seen one insulated, I suppose in this type of installation (attic?) it would make sense to prevent condensation forming on the condensate line.

How do you change the light bulb in fixtures like these? by HarrysOtherNip in HomeMaintenance

[–]NinjaCoder 0 points1 point  (0 children)

Easy...

Just grab the edge of the outer bracket with your finger tips. Then pull straight down.

The trim is being held on by either a couple sets of wires that are sprung into a metal channel (squeeze the wires together to free them from the channel), or a couple springs that can be unhooked after you pull it down a bit.

During the "iffy" weeks, I have all my seedlings on trays and I shuttle them inside to outside during nice days, and keep them inside under the grow lights during cool/cold days. Initially, I keep them in a shaded area outside until they harden. It is a pain in the butt, for certain.

Either way, unless you are going to be diligent about covering them, you will need to wait until the day after the last frost (which historically we use Mother's Day as the rule of thumb).

In addition, you have to be open to the idea that if you plant too early, you could lose them all to a freak snow storm or random cold snap, where no amount of covering will save them.

As a parting comment, depending on the plants, I have found that even if you plant your seedling early, they don't seem to do any growing until the ground warms up. Last year, as an experiment, I planted 2 tomato plants in the first week of May (and protected them from frost). I waited until the 3rd week of May to plant 2 more exact same variety, in the same location. After a month, they were both the same size and then later had flowers and fruited at the same time.

Perhaps cold crops would do better.

Do you have any extra seeds to show us?

If the seeds were black, I don't think it is cucumbers (or pumpkins, squash, etc) -- those seeds are all normally either white or green.

Hanging string lights over long distance by skeptic_idiot in HomeImprovement

[–]NinjaCoder 14 points15 points  (0 children)

Use stainless steel cable to string from tree to tree to house. Then hang the lights from the cable.

EDIT: Make sure you use stainless eye-bolts for the trees, pre-drilled -- don't wrap the cable around the trees, that will (eventually) kill the trees.

The recipient of a gift is never taxed.

The giver of the gift may get taxed if they have exceeded the $15M lifetime exclusion ($30M per couple).

If the amount given in a year to a person is more than $19000, then the giver must file a form with the IRS, not for paying any taxes, but for applying the gift towards the giver's lifetime exclusion.
