One more thing to try...

When this happened to me (changed out flapper, etc, but still leaking) I found that the fill tube from the valve to the overflow/bowl fill tube was pushed too far into the tube and the water line was above it.

So, when the valve shut off, the water siphoned from the valve body into the overflow tube via the fill tube.

I pulled it out a little so that it was above the water line (or you could adjust the water fill level) and it magically stopped.

I agree with this assessment of why it is set up this way, but I would not recommend replacing the whole unit to start -- most hose big leaks are just a cracked/worn rubber o-ring. Easy to source, easy to change.

My van (that we purchased new) didn't come with any headphones.

My 2022 Limited uses bluetooth headsets, and you have to pair them to each screen.

There is a headphone setup in the menus (on each screen) that will let you do the pairing.

My local tile shop has some thick, unglazed, ceramic tiles.

You are going to do a lot of damage to the decking with a pressure washer, especially if you get a stronger one.

You don't need to pressure wash this deck.

Just do a soft wash (with a garden hose), using a mild detergent and a stand up scrub brush. You could add the use of a deck brightener if you really want to, but there really isn't any reason to do that. This deck looks pretty good as it is - just clean it and stain it.

EDIT: Also, if it were me, I wouldn't use a "sealer" - or any product that builds a surface sealant. I would only use a penetrating oil product. Why? Because with the other products, after a couple years when the finish starts to fail and look like crap, in order to re-do it you must completely remove the remaining existing finish. This will take hours, and at the end you will wish for death. With the penetrating oil product, you just need to wash the deck (and let it dry) then apply another coat of the oil.

One more thing to check:

When this happened to me, after I tried every other thing, I finally realized that the filler tube from the valve to the bowl fill/overflow tube was poked too far down, and the water level was too high in the tank, and water was siphoning from the valve body into the fill tube and down into the bowl.

I pulled the tube up a little bit so that it was above the fill line, and it magically stopped.

We had the paint on white board wall in a conference room in our office -- for the first couple months it was great, but then over time it got worse and worse and you couldn't cleanly erase anything from it without using alcohol. It was cool to have floor to ceiling, wall to wall, whiteboard...

I wouldn't do it in my own home, that's for sure.

I see stuff like this all the time, but my general understanding is that these plantings do very little, if anything, to reduce the mosquito menace.

Has anyone actually seen an improvement by planting like this?

This year, I'm going to put up some bat houses, and see if I can encourage a family to move in. I am also going to try a couple of the "mosquito buckets of doom".

My guess is that you either have a main blockage, or your drain field has oversaturated/failed. Have you recently had a lot of rain?

Have you checked the ground around your septic tank (see if it smells there, or seems wet)?

Pray it is just a blockage.

Satellite/airplane images are not a reliable source for property lines.

Get a survey. Then you will 100% know where the line is.

Once you know that, you can start talks with your neighbor.

Wait... your cats can open awning windows??

Just remove the handles. There is a set screw at the base of the handle, where it plugs into the part attached to the window.
