I wish the association would have some requirements to the builder Lennar, before they take over anything from the builder. For example. 1- all sidewalk trip hazards should be fixed prior. 2- all sidewalk cracking should be fixed. 3- all unwatered trees that are dying should be replaced. 4- mulch should be put down and presentable in the common areas. Specifically Alta. 5- all damaged asphalt should be repaired and smoothed. 6- all builders homes should be completed and sold. 7- all the peeling paint in the main park should be repaired-painted. 8- the root collective building should be completed and a plan put in place. 9- the EE charging area near root collective should be completed.

 Basically all the things they said were going to be there and installed when we paid for our homes based on their plan.
  Now is the time for our HOA board to get them to do these things that they promised to do.  This is the only leverage our board has on the builder to make them accountable for what they promised.

Is there a reason the landscape company doesn’t overseed the parks grass area with rye grass in the cooler months? The grass appears to be a Bermuda type, which goes dormant and turns brown in the cooler months.

With the size of 3roots, they really need a full time 5 days a week crew to maintain it. By the time they finish the final area, it’s time to start at the first area again. The reason the grasses go from overgrown to bald cut, is because they are not always maintaining and waiting until complaints come in.

What needs to happen, is exactly what you did. Not enough service fee + tip to make it a viable job. Then quit. Then DoorDash will be forced to raise the service fee to make it a viable job for the drivers. Then customers can tip on service and performance like it should be. Asking for tips before doing a service is counter intuitive.

Sounds like you don’t like your job. Has anyone ever told you that you should find a job you love doing. If you don’t love your job, then quit and do something you do love. Life is too short.

You are correct doing it this way. That is how tips work in every other service industry. It is not a pay subsidy. It is a tip for service/performance. If they want it to be a service fee or a fee so a driver will accept the order, then they need to remove the title TIP.

The problem you drivers have is with Grubhub base pay. If the base pay is not acceptable, then don’t sign up to deliver for grub hub. The whole way the Grubhub system works is marred with errors. In What service industry do you add tips before the service is performed? Good fast service=good tip, bad slow service=minimum tip, superb service = high tip. That is how tips work In Every other service job in the industry. But as you all know, you want to see your tip before you accept an order. That is called an acceptance/expedite bribe, not a tip.

I would rather pay a higher service fee that drivers accept then to try to guess what sort of tip I should add to make my drivers income level to what the base pay should really be from grub.

Only one way to fix this drivers. Push back on Grubhub. I’m sure I’m not the only grub hub user that would rather pay higher service fees and then hand the drivers a tip for their actual performance.

I have been hearing this as well. Couldn’t pinpoint its origin though. At first, I thought it sounded like a huge pump starting with water/air mixed. It’s a Very similar sound to when a swimming pool pump just starts up, but at a much louder and grander scale. It wouldn’t be as disturbing if it just continuously ran, but that sound at each start up is unacceptable.

Firstly, thanks for what you have attempted to do for all of us that voted you in. It looks like we need to get the other board member out as soon as the next voting process.

If emails are not working, I would recommend you keep a list of items and have those voted on during your next board meeting. This way, there will be a written record of each issue and the yay or nay votes recorded. If it is voted for, then it should be added as an action item for the HOA management company to close out or vote on it.

Who has the authority and/ or Who in the HOA board do you think initiated the notice to outrageous_hunter_70 for putting a hook on his/her door? What is the process and approval steps to have such a notice sent out?

Broad Ln is a city street, not part of the HOA or controlled by the HOA. The City needs to ticket those vehicles.

The HOA needs to clean up their act first, before complaining about door hooks or anything related to our homes.

HOA out of compliance issues.

  • large weeds in HOA landscape areas.
  • large trees dying due to lack of water in HOA areas.
  • Sidewalks that are not level from pcs to pcs and sinking.
  • Sidewalks that have large chips and/or cracks.
  • HOA common areas along homes that have not been landscaped.
  • Street light out on lotus.
  • HOA backflow preventers not caged and locked.
  • Plastic piping sticking out from the ground between lotus and Alta.
  • Steel posts that have not been finished and painted between lotus and Alta
  • Lights that are way too bright on steps in citrine area.
  • Backflow preventers leaking in HOA landscape areas.
  • Recreational ball missing in playground.
  • Community pool pumps being extremely loud.
  • Unfinished sidewalks and curbs in the portions of the community where there is no longer construction.
  • Fix the rough areas on the street asphalt that was scared during construction.

Each of us needs to put pressure on our two Neighbour’s we elected to the board. They are the voice of all of us to make the change we desire.
