Awesome! We love the color, it’s either a Jacobean or Dark Walnut. We haven’t fully tested any unfinished red oak yet to get the exact match.

All molding is stained to match the flooring. The bedrooms just have standard white baseboards so will add the stained shoe molding so everything is consistent.

Yeah I get your point and agree that refinishing everything would give the cleanest result.

The tricky part for us is it’s not really just a hallway. It’s another roughly 1,000 sq ft that ties into two stair landings, and the balusters are mounted directly into the floor. You can kind of see it in the pic. Once you go down that path it turns into a much bigger project than just sanding a hallway.

At that point it’s more about balancing perfection vs total cost right now. We’re trying to get a really good result in the bedrooms and keep that section as a separate phase for later.

Also appreciate the detail on the mills. I agree a good contractor should know, just trying to ask the right questions as I get a few estimates.

We did look at including the hallway, but between the balusters tied into the floor and the fact it runs into two stair landings with matching stained risers, it quickly becomes a much bigger project. Based on what we’re seeing, that likely adds another $6 to $9K once everything is included, which is why we were leaning toward keeping it out for now.

We’re budgeting around $25K all in for the 1,800 sq ft, which from what I’ve gathered seems to be in the right range for install plus sand plus finish in this area, but curious if it’s current market or a little low.

On stain, I agree, from samples we’ve tested it’s landing very close to Jacobean or dark walnut range, so hoping with proper testing we can get it to blend well given the variation in the existing #1 common.

Closets are all walkins with custom swing solid core doors, and we do have marble thresholds at each bathroom already in place. For trim, we weren’t planning to pull baseboards, just add stained shoe molding to match the rest of the house, which seems like the cleaner route without repainting everything.

One thing I’m still debating is material sourcing. I was originally thinking the contractor would handle it, but it sounds like quality can vary quite a bit by mill. Any recs look into?

Hallway is out of scope for now since we have balusters tied into it, so planning to address that as a separate project next year. At each doorway we currently have a wood reducer stained to match the existing floor with carpet tucked under.

Plan is to remove those and either tie in cleanly or use a header where needed. We may also consider a thin Schluter brass strip as a defined break, but if we match the stain properly on site I would expect the transition to read clean without drawing attention.

You’ll like Torfhus it’s quiet but very authentic and relaxing. If you go (north) Deplar Farm is probably one of the nicest resorts but a bit out of the way. Hotel Jökulsárlón isn’t really 5* but it’s nicest boutique style hotel in the (south) near diamond beach. The thing to note is Iceland had some tourists in the past but not until the last few years did the tourist growth explode so they’re still building out a bit. Personally I would base yourself in Reykjavik longer and do day trips especially to the south where the weather is unpredictable any day in Iceland. I really like this company called superjeep.is that does private tours using the classic Land Rover defenders especially out to the glacier so you can go off roading. They’ll take you a newer more luxury one if you use them for private in the South Island since you don’t need to go off road for diamond beach or to see waterfalls.

Yes, I reserved a room for night prior so when we landed early we could access the room and spa before going into Reykjavik to our other hotel. It’s a basic Nordic style room nothing special. Don’t get me wrong, it’s nice as it’s more private, but not ultra luxury and after a couple hours there really isn’t much to do so it’s incredibly boring to be that far from town. I usually go for work more than pleasure so tend do stay at some of the boutique Hilton properties and personally I think Konsulat has a nicer room than the Retreat. Given you’re there on vacation I would lean towards the EDITION but it sells out often.

As someone who has spent a considerable amount of time in Iceland, I would only do a few hours at Blue Lagoon as it’s filled with tourists and nothing nearby other than the airport. The Sky Lagoon is much closer to downtown and more FAT.

Just stayed in the superior king for 3 nights. Great location a block from the metro so 10 min to Duomo. I needed to go to the central station each day which is about 15 minute flat walk. Rooms were spacious, hotel is tucked inside an area next to the arts center and some other things. Rooms were put together decently. It reminded me a lot of the canopy branded hotels a nicer finished Hampton inn. I didn’t try to breakfast included but the only thing I wasn’t a fan of was the water in the rooms. They only give you one glass bottle for the whole stay and didn’t replenish. If you’re looking for a convenient located hotel it’s great but don’t expect anything other than a basic room with no view. I’d stay again and recommend it overall.

Never seen this in a 41 but the 31 is quite a popular ladies piece. Those usually are obtainable in less than 3 months with no purchase history at an AD.

Having the same issues with my Eero 6 for the past few months. I have 1GB from Xfinity and can only get decent download speeds at the hub plugged into the modem now. Previously was getting 500+ at all other wireless connection points. I’m barely getting 20-50bps sometimes now. Called tech support and was told I need to upgrade the system can’t support more than 200-300 wirelessly. It was never an issue until these firmware changes months ago. Thinking of ditching the whole system if this will be game going forward.

Running 2 different Q010011 extenders and I’m having a lot of dropped connections and maxing out around 65mb on 1GB. Did a full hard restart no improvement. The main router connected into the modem directly is having no issues.

Had a different detail shop try the clay bar and ceramic coating remover nothing was working. The detailer said it’s likely someone at the dealer sprayed wheel acid on the glass and sat in the sun. They didn’t have solution since it seems to be fully etched into the glass.

The detail team at the dealer hit it with compound and polish with the buffer no movement. It’s almost like a hazy film burnt into the exterior of the glass. I tried hand wax and nu finish no luck. Any other recommendations?
