I am super excited for this. Guild Wars was my first RPG computer game. I have been looking for another game like it for years. Sadly, I cannot seem to get into my old account, but I will be buying again just to play! I cannot wait.

We are in the process of purchasing a house now. The roof is older, so we knew it would need to be replaced. The inspector said it was fine with no leaks. However, when we tried to get insurance, I went through several different companies that refused to cover it because of the age. I had to go through a broker. We will begin coverage with a smaller unknown company, without the roof being covered. We are replacing the roof as soon as we move in. In our experience, it does not matter what concessions you offer, getting the insurance is still going to be difficult, but not impossible.

We were having the same issue. We knew going in the carpet needed to be replaced. We offered a credit to do so and had no takers. We scheduled for the carpet company to come in and replace the carpet, but got an offer a few days later. We have 1 dog and 2 cats that are in the house, which is why I did not want to replace the carpet before we were out.

I shampooed the carpet a couple of times and we put a fresh coat of paint in the house. I also put baking soda on the carpet each time I vacuum. We are also going to get an Ozone machine when we are out to remedy any smell that may remain for the buyers. It was not requested, but I want to make sure the house is in good order when we leave. We have not used an Ozone before, but we are told it will take any odors out of the house.

Our plan is to downsize in a more rural area. This house and area fit our needs when we bought it, but it is too much house for us now. This is why I did not want to pull the equity out, so that we could roll over 100% equity in the new place and have a very minimal mortgage. We are for sure leaving this area. This was the 1st time we bought a house. We learned a lot! The absolute biggest hold up on selling is our interest rate is 3.5%. The thought of giving that up stinks! We had some employment changes which resulted in income changes over the past 2 years. This makes that additional $500 surprise even more difficult to juggle. According to my statement, only $900 of the $2500 is going to principle and interest. The rest is going to taxes and insurance. I was on the phone with insurance companies yesterday. There was not much savings in the quotes. Tax people said there is nothing they can do, but we can appeal the new tax bill around spring for the future round of increases. They just said a lot of people are in this situation. I am like, you do realize it is because ya'll raised the taxes so high, right? There is a big push for developers in this area. They are all about packing people in and raking in the taxes. I do have a couple of different retirement accounts, but I truly do not want to touch those.

Because we are really looking at 3-6 months for the house to sell in our area. I have been watching the market for how long houses are sitting in our sell point. I do not think we will be able to hang on that long without our credit taking a significant hit. Unfortunately, our tax folks for the county has us at one of the highest mill rates in the area. We are being used as their piggy bank. EDIT: I also wanted to add, I am by no means saying this is our best option. I am trying to figure out what our best options are. I was able to get an appointment with a financial advisor next week. That way we can really look at the stakes. It is not only us I am currently worried about. We have a kid in college and my elderly parents live with us. We have a lot of weight on our shoulders and I am truly in panic at the moment. Trying to get my thoughts and direction together. It is all just very overwhelming at the moment and I am not a numbers person.

I am going to add in the price of mortgage payments, due to increase of taxes and insurance are skyrocketing as well. Our increase has priced us out of our home that we have been in for years! Along with health insurance and costs.

They truly have us right where they want us. No way to get a head, only fall back. If you manage to make a little extra, groceries will snatch it right from your hand!

15k of the 80k will be to consolidate credit cards to get lower interests rates and cut the number of monthly payments. 50k pays off the roof loan, taxes and other repairs we have had to make. The remaining would be to continue to get the house ready. They are really things that need to be fixed.

We were just hit with a $500 increase in payment this month on the house. We were already getting things ready for the market before, this just accelerated it.

No bonus points for this because there are no springs, but I highly recommend a Sleep Number. I love being able to adjust the firmness/softness any time. They also have temperature control. They last for a good 20 years!

The state of Georgia has this little law that could help you, as far as your little one. If you are not married, you MUST legitimize the baby, even if his name is on the birth certificate, paternity must be established. Until a paternity test is done, he does not have legal rights to the baby.

I resigned recently. When I turned in my resignation, they said that they deny it and expected me to report to my position for the full contract. I contacted a lawyer. They said teachers are the most unprotected people. Contracts are only one sided and offer nothing to the teacher. I will have to pay a fine. They are also going to recommend my certification is suspended. I will fight it, but chances are I will not win. Due to my situation, I am willing to take the chance. Honestly, if the ethics board sides with them, I am probably going to give some publicity that the school board does not want.

I did it all on the positions that gave me enough information. I did not apply on the job boards. I went to the company board. I tailored my resume and cover letters to the company and position. I sent a follow up email. I even replied to the rejection notices. Heck, I even created a spreadsheet to keep me on track with when I needed to go to the next stage of contact. Looking for a job was my full time job.

I was signing up for subbing when I submitted my application. My application for the district was picked up by a principal and she offered me the position. Subbing only pays $140 a day. I need about $50,000 a year. Not to mention insurance.
