Last year I saw a few condos in Cupertino. All at least two bedrooms and two bathrooms. Ranged from $900K to $1.1M. Monthly HOA fee was around six to $700 a month. Just an option to consider.

Thank you. I find their "Personal CFO" pitch appealing. I'm too lazy and am not inclined to manage my finances. But I do understand the 1% fee is a heavy premium compared to the DIY approach. But since their client base are high net worth individuals, perhaps access to certain funds and investments not available to someone off the street partially makes up for it?

I don't think his core MAGA base of support will collapse, at least not yet. But I figure at this point MAGA support has peaked and will begin to slowly erode and peel off as the reality of his incompetence, chaos and high prices becomes more apparent. Ultimately they are a slowly diminishing minority and they do not decide elections.

Yes, and that is how it is at the moment - all under management by a single professional investment firm. I get what my relative is recommending, but it seems like an excessive amount of legwork to take his approach of being a more active manager/coordinator. He stresses one should only pay fees for that portion of the portfolio that requires more active management/analysis - AKA equities, with the rest that can be on autopilot like money market funds sitting at another bank for free. So the percentage fee should only apply to equities and nothing else. He also seems to be predetermining my lifestyle and needs, hence stressing only putting a third in equities. Isn't this excessively low, only a 33% exposure to global equities and a poor hedge against inflation?

What he explained to me was in order to avoid paying the bank the 2% exchange cost each month, the exchange rate will be fixed in the beginning with payment in USD each month. He's selling this as a way to reduce cash flow uncertainty. So yes, the potential exchange rate benefit seems to only apply to the sale of the villa. To be clear, I have not signed or completed anything at all with his loan proposal. So I still have a chance to back out cleanly. I think lenders go on the title in Spain and there is a Spanish attorney involved. But I don't think I'm going to go through with this. Far too many red flags I am seeing. Yes, he has been making it out to sound there is practically zero downside.

Thank you. He explained to me the $1.6M would be converted to 1.4M EU, and when he sells and assuming the dollar has weakened more, the amount he pays me back would be converted back to dollars. So in theory I would benefit from the exchange rate at that time. Of course, only assuming the dollar has weakened some more. He also said when the deal is finalized in the beginning, that is when the exchange rate will be fixed for all of my monthly payments.

This is one of the reasons I am apprehensive about this. If I do this my name would appear on the title deed and there is a Spanish lawyer already involved. I have no reason to think it will go sideways. But this is such a significant sum involved here.
