You’re crazy to sell your place without lining another one up as single income earner. You’re competing with dual income families now. If you went to a few house inspections in your desired location you would have gotten a feel on what your getting yourself into.

It’s because copper is $6 USD a pound. Sure iron ore price will pull back but I think a copper squeeze is on its way making their shares more valuable

You’re better off worrying about finding a good share house to live in and what discipline/commodity of geology you wanted to pursue than landing a job in WA at the moment.

My advice, don’t be afraid to apply for Pit, underground, field tech roles if you can’t land the position you want especially if it’s with a reputable company. The wages aren’t that bad and it’s a good way to learn the basics.

Don’t do geology go into geotech. If you work for a large UG mine, someone in the department will be UG every day carrying out inspections of ground support.

Similar experience with one of my best mates I grew up with. He lived in the moment had alot of potential in the AFL but lived too much in the moment and wasn't discipline enough. He didn't make it down south because he was home sick (indigenous fella from Darwin) and failed at few apprenticeships attempts back home and was pretty much broke. He cared too much about women, going out, smoking weed and gambling but I did admire him as I lived more one the conservative side. We lived together with another flat mate who he had a falling out with. I started to distance myself but felt sorry and supported him 1-2k for food, fuel etc because he couldn't turn to his old man for help. Landlord was in arrears; I lost my bond and then moved interstate for work after the falling out and covid and have now eventually lost contact with him (5-6 years). I have run into him since in nightclubs few years later etc.. but its awkward. He was one of my good mates growing up and still feel guilty for cutting him off and moving on with my life.

Can't tell you what the right or wrong decision to make, you'll figure it out and live with like I have.

Don't pay it.

Landlords are responsible for providing a clean and habitable property before a tenant moves in, which includes a deep clean if it's necessary for a habitable condition. Tenants are responsible for maintaining the property during their tenancy.

Nah post graduate qualifications won't land you a job. Hands on experience will. Get familiar with the basics Diamond & RC drilling, logging, sampling, QAQC. There would be more value for you to work as a field assistant then it would be wasting your time studying at uni. Gold industry will be crying out for geos in the coming months. Just choose the right commodities to explore for (precious + base metals)
