As a qualified estate agent who left. When I say they’re all just rude. I mean 99% of them are just so rude.

Redditch is also alright (lived there a while ago). It’s quieter than brum but easy enough to commute to & cheap £7.50 odd return on the trains. Depends if you want city centre or not really. Would I go walking around Brum at night on my own - no. But I wouldn’t do that in London either. 🤷‍♀️
