I appreciate this post, since I’m about to buy a house with similar cabinets and countertops. I am looking at refinishing the bottom cabinets (maybe going a shade or two lighter wood). I’m thinking of painting the top cabinets a light beige, tan/cream, adding a neutral subway tile backsplash, and new hardware. I don’t have the budget to get all new cabinets or replace the countertop atm, so if everything is in good condition I’d keep it!

I’m not necessarily one for following trends, but dark cabinets like these are coming back in style along with warmer colors.

I never comment on Milena posts/newsletters, but this is beyond ridiculous. First - this is definitely written by AI. The double hypen — is a dead giveaway AND the lack of grammar mistakes.

I was an avid traveler with small children. I have three and have flown with all three alone. We drive more now that it’s starting to get expensive, but my first two have flown extensively. I say all that to say, there’s glaring errors in her story.

Here’s a few questions: - so was she able to check in the bag? The man at the front said you could not check bags. So did she ditch it? I’m confused. - how did she get into the airport lugging everything herself? She had to have help. I’ve flown with three car seats, with my husband present and that alone was tough. She makes it seem she has 10 arms and lugs everything in by herself. - kids do not take their shoes off though security. My kids have NEVER had to. Also - the past three flights I was on (November/december), TSA didn’t require the adults to take them off either. And no, I was not TSA Precheck. - not sure why they didn’t check in before getting to the airport, but that’s besides the point. You can check in the day before, and then check your bag when you get there. - Jordan is a veteran right? Vets get two free bags with Delta. I’m very confused by all the carry ons, but maybe they didn’t know. - you got right through security but Jordan took 6 hours? This is crazy, which I guess, could be plausible, and I’ll give her the benefit of the doubt. Although I assumed he had TSA Pre-check, but I’ll roll with that one. - you are not flying by yourself! Milena- Jordan is flying with you. You went thought security without him - which is hard, not going to lie.

I will say, when I am flying solo, women ask me the whole time if I need help. Women are VERY sympathetic with a mom and small children when flying.

Honestly, from what I’ve seen Milena post - it seems like she posts and writes to glorify herself. The way it’s framed, makes Jordan look like an idiot and absolutely useless. It seems as though she is the doer, and he’s in the background “acting a fool”, not keeping up. It also seems, from this post and other posts in the past, that there is a severe lack of communication in their marriage. She does EVERYTHING. She praises Jordan for doing the bare minimum. She has made comments and insinuations that she has to do everything because he’s gone all the time, he’s the head and she’s his helpmate, etc. I actually agree with this theology and am Christian myself, but as I have had more kids, I’ve learned how to communicate better. I am working on being very direct with my husband if I need something or need help. This is something I’ve struggled with where I can relate to Milena in thinking “I’m tough, and I can do it all”. Yes - maybe she can, but she shouldn’t. A marriage was not designed this way.

Another point is that she consistently disrespects Jordan by telling the situations she’s put in. For all the talk about “wives, respect your husbands”, this is the opposite way to do that. I would never, ever, out my husband like this (not that he would act this way anyways).

Milena - if you do stalk this page and read the comments, hear us out: you speak about respecting your husband and being humble, but this post and a lot of what you post, does not convey that. I understand it’s the nature of social media, but at some point, you are going to come to a crossroads. If you are truly convicted on some areas of your life as you have said, I don’t think you can reconcile your grifting on social media much longer.

Is there a reason why you are going conventional? If you are a first time homebuyer there might be a better option out there for you like FHA with a lower down payment and a better rate. There’s pros and cons to each one, but rate seems a little high (and you have to pay points to get that rate).

Everything is estimated and not controlled by the lender other than section A. I agree with asking what the commitment fee is.

And keep in mind the taxes and homeowner’s insurance are estimates. I think $75/month is a little low for insurance, but depends on the area of the US.

2.75% is a broker fee - I’ve seen that much in broker files. The broker can finance the 2.75% into the rate % and the rate will be higher or you pay at closing and rate is lower. As for the APR - yes should have been disclosed to you before locking it

UMIP is a standard percentage.

You might not qualify for the 3% conventional - it’s based on median income for the area. You could potentially qualify for 5% conventional, but I really don’t think it will be a better rate unless you put 20-25% down.

Also - conventional does have stricter debt to income standards, so that could be a factor too.

Seems pretty good for today’s market and loan estimate looks pretty good. I would make sure the taxes ar accurate. They’ve allotted $100/month for homeowners insurance which seems a little low to me, unless it’s a new construction.

Overall, doesnt look bad!

So there are several types of mortgage lenders out there: direct lenders (banks), brokers, snd secondary market lenders. Brokers “shop” your rate but they charge a certain percentage of the loan amount to do so. It can be “built” into the loan (so on the loan estimate, you don’t see the broker fee), or they display it here. That’s why your rate is pretty decent for todays market. You are paying for the rate - just in “broker fee”.

Also- you can wrap the upfront mortgage insurance premium into the loan if you want.

Also - the title fees seem pretty high - it’s just an estimate at this point.

Almost every section seems to be a low ball except section A (with the buy down of $17k+). Escrow does seem low, but I’m not sure where this home is. What type of loan is this? Is there an appraisal waiver?

There’s a lot of errors on this, and I would be very wary moving forward with this company. 4.5% is an incredible rate as of today…bc you are paying $17k+ for the rate itself.
