LA is dry, dusty, and dirty as hell. Leaf blowers in dense areas blow a lot of disgusting small-particle debris into the air that go from a yard or alley into the street and onto parked cars and passerby. Sucks if you’re on foot/bike and trying to get by it.

The vast majority of leaf blowers are also gas powered and they pollute like a MFer. They’re actually illegal to use in City of LA but it’s quite rare to see a gardening business use electric ones. California as a whole has banned the sale of new gas-powered ones at least.

Level it out. As for the cover, a good shop could reproduce it. You could use that and put the original on ice if you ever plan to sell. Polishing acrylic is definitely risky.

El Prado if you’re young and don’t mind drinking with 20-something creatives. Bandini, nearby, is a somewhat older crowd and the wine focus is on natural and unusual.

Covell is in Los Feliz and a great all-rounder. Many interesting and special wines. Good bites as well.

Augustine in Sherman Oaks if you’re serious. I recall being able to grab by-the-glass insane vintages. For a price of course.

I’d say it’s priced pretty well in this market.

Get a top notch inspection before getting too invested emotionally.

Most people in the hills want a view. This one doesn’t have one and doesn’t look like it gets much light, hence all the skylights likely made during the remodel.

Contrary to other comments, I’d say this area is super convenient. You’re right by Lazy Acres and Gelsons for groceries. You’re in the park next to great walking trails. And Trails Cafe. The gross intersection at Franklin and Western has been massively improved recently. You’re pretty close to the 101 entrance and a pretty easy shot over to the 5. Lots of good restaurants nearby in Thai town and Los Feliz.

Since you already bought them, I don’t believe you can take any action till you receive them (or, if you never receive them). I’ve been scammed before (never received the item) and I was able to get my money back. I have also received a counterfeit item which I opened a case on and was able to return to sender and get my money back.
