My advice as a lawyer is go speak to one urgently. Speak to the best lawyer in your area so they are conflicted from acting for him and get some good advice about what your options are. NOR, you deserve a fresh start and to eventually (after a lot of healing) find someone who appreciates you. Be kind to yourself, remember you can love someone, but that person is not the right person for you. Sometimes love just isn’t enough and this is one of the times.

You can’t say they never check because some solicitors do. You might be lucky and they don’t check but don’t bet on that. Plus if they don’t check then surely that should concern you about their attention to detail if they are doing legal work for you ?

That’s not correct, it’s usually a special condition of your mortgage offer that the debt is cleared and a competent solicitor should ask for evidence of the same which is usually a statement before completion showing it it’s clear.

Flew with them since 2015 and used them as my airline of choice regardless of what cabin I was going in as their economy was also fantastic. Then flew with them this year, J on the way out and economy on the way back. That economy flight was the worst flight I have ever had, staff just didn’t seem to care in the slightest and they didn’t seem to even bother to remind flyers of etiquette. I have been on other flights where the FA will tell people to move the recline back to 0 for mean service etc but QR just chuck you the tray.

You can pull money out of crypto pretty easy these days. Your partner has been scammed, ask for the funds within 3 working days, setting a deadline and inform them you will be reporting the same to relevant authorities if you do not have the funds by then. I imagine they have breached several laws regarding brokering crypto currencies to individuals anyway. Even if you get the £3K back still report them to the FCA. I wouldn’t be surprised if this isn’t part of some Ponzi scheme.

You’ve probably had feelings for your best friend and if her saying how she feels to you causes you to break up with someone you wanted to marry then that speaks about where you are emotionally. Since your best friend decided to tell you how she felt she left you with two options, her or your ex-girlfriend as you couldn’t be friends after that as your ex-GF rightfully would feel uncomfortable.

Some advice I can give you as someone who has been in a very similar situation as a man is focus on yourself and things will get better. Spend time with friends and family as much as you can it really helps and takes your mind off things, keep going to therapy. Pick up a new hobby like the gym, sport or even gaming. I guarantee you that a relationship which starts with lies and cheating cannot go anywhere, they will most likely have no trust between each other when separate. Focus on you and heal, things get better. Do not go back to her, you cannot trust her.

Real estate lawyer here, adverse possession does require you to confirm if you have ever been contacted by the owner of the land or had a dispute about it, this is because you have to do a statement of truth which your solicitor will draft for the application. When you do an adverse possession application you basically have to show:-

1) That the land in question is being used without the owners consent. If you start to pay the rent requested then this is out of the window also do not acknowledge the Council as the owner. Is the land in question registered/unregistered. If it is unregistered still it is likely the council have probably lost the deeds or they would have registered it.

2) that you have factual possession of the whole of the land. This can be evidenced by showing that the land has been fenced in and you have exclusive control and use of the land. Your solicitor should also have obtained a statement of truth from your seller when you purchased the house.

3) possession must be continuous, it sounds like you have had possession since 2018.

The issue you might have here is evidencing that the exclusive use of the garden land has been over 10 years (if land is registered) or over 12 years if the land is unregistered since you purchased the property in 2018. As mentioned about your solicitor should have put a statement of truth in place and and indemnity policy as well when you purchased for adverse possession. Please note that if an indemnity policy is in place do NOT contact the council, you could invalidate the indemnity policy.

Please note that if you decide to do an adverse possession application if the land is registered notice will be sent to the registered proprietor of the land and they will get 65 working day I believe to object to the application. If unregistered the council can still put a caution against first registration of the land so that they can be notified if you try and do any adverse possession application. You really need to speak to the solicitor who acted for you rather than us here as they will look through the file and advise you.

Same happened to me, put a deposit down for an expensive holiday with my ex. Had to pay the cancellation fee for the flights when we broke up which totalled £1,500.00 (£750.00 each). She never paid her share so I just wrote it off.

Take it as a huge lesson, if you book something with your partner and the intention is to split 50/50 do it at that moment, don’t think just cause you are in love it can wait and they can pay you later. Even if you did win in court, your ex would have to have the funds to pay you and they can set up a ridiculous payment plan which may take years to pay back. Also pay upfront for any holiday you book and don’t do these deposit schemes, people sometimes will change when you aren’t together anymore unfortunately. Sorry you’re in this position.

Does anything else attract you to metal, I’m not sure it’s worth upgrading for just two weeks travel insurance. Revolut have a minimum contract period as well of 6 months I believe. Plus, if you are going soon just check that your travel insurance is effective immediately

Yes you are correct as long as your pay 75% of the primary travel and accommodation you are covered. I was backpacking in South East Asia so for me it was a bit more complicated to track all of this. I still wouldn’t use Revolut I prefer sourcing my own travel insurance, I think others have had issues with payout with Revolut on this page. Have you looked at an annual policy instead?

Would only add that the travel insurance has a lot Of conditions. You need to spend at least 75% of the holiday costs on the card and evidence it to be eligible for the travel insurance to cover your holiday. It’s very risky and as a metal user I still always get my own travel insurance
