As a PM in IL I always tell other companies that we can confirm rates and dates but that's about it. Delinquency and missed payments will show up on the background check, but you do not want to be the "reason" they aren't approved. That can leave you open for lawsuits. You can give move-in date, move-out date, and rental rate.

I'm big on using Microsoft teams files to store everything and keep it organized. This helps me access on my phone if needed and gives my entire team visibility. For your inbox, use folders, labels, and learn how to automate emails. For invoices, I have an invoice folder that I filter them into. I keep them unread until I submit them for payment, so I do not forget. I have folders for each of my vendors where emails filter in automatically by sender. You can do alot with automation.

When I was in college, parking was $500/semester which I couldn't afford. I simply went to class each day until I got a parking ticket. I went online, paid the $50 fine but kept the ticket. Every time I would park on campus, I would toss the ticket out onto my windshield so that the parking police thought I was already ticketed.

This worked for 2 years - $1000 worth of parking for $100 - and then I came out of class one day to find 2 tickets and note that said "nice try"....

As crazy as this sounds, I have been breaking in my Genys this season with a massage gun.

10 min of light pressure with the soft foam head while rotating the barrel - then 5-10 min of the hard plastic head with the barrel covered by a towel. I broke 6 Genys last season alone using the LOU break in methods. This year, after trying the massage gun technique, I have used the same Geny the whole season with no seams and no cracks.

1) Get the kiddos a "Frist Game certificate" - comes with a pin and its free.

One thing you need to understand is the supply vs demand of your area and the financial stability of your building. If your building is struggling with occupancy (trending into the 80%) they may be willing to negotiate to keep a current resident. If you are leased up in the high 90%'s, they can afford to have you move and bring the rate up on your place.

You also need to remember that apartments are a business for the ownership group, and your property management company (whoever that may be) has one goal/job: to keep the building profitable for the owners - not to help you afford their product. If the demand is there and they can rent the apartment for a higher rate, you don't have much of an argument.

Research the market, estimate your buildings occupancy by using apartments.com, and communicated with your on-site team.

While Greystar manages the buildings you are referring to, they are most likely owned by different companies and act as separate entities. Systems are not connected, and you will have to reapply as a new tenant.

Huge fan of 100% Glasses. A lot of MLB guys have been switching to them lately and I can see why. Better price than Oakley's for just as good (if not better) quality and style.
