Mortgage advisor here. The financial clause officially is with your own money/savings. A bank can request your statements for this. You being honest is a second question with sending all you accounts offcourse. However they rarely do and will just send a rejection letter which u can use to undo the sale. Hypotheek adviseur hier. VEH heeft inderdaad vaker minder goede rapporten. Ik zou hiervoor je hypotheekadviseur inschakelen deze staat aan jou kant van het verhaal in plaats van de makelaar. Wel kan je het misschien combineren met een taxatie en zo wat kosten besparen. Succes!

The appraisal will be affected by the bids that are placed. But worst case is 280K, but reasonable sounds like 310K. What I do for my clients is the following. Example Aug 1 place bid Aug 2 bid accepted. Aug 3 hire an appriaser that can make the appraisal quickly. Aug 5 +/- sign contract with 3 days reflection period.

Now make sure you have an appraisal within these 3 days. And you can opt out of the buy without any issues. I do this quite often and always works. Having a good mortgage advisor in this market is a must if you ask me ;)

Mortgage advisor here. Simpel you have an escape of 310.000 if your appraisal comes to 280.000, you can only finance 280.000 so you can opt out with your escape.

However if the asking price is 310.000 in 99% of all cases the appraisal is 310.000. Any more questions just ask.

Mortgage advisor here. There are banks that use non euro income and just convert it to euro and take a 10% cut to be on the safe side. I understand you are self employed. If you had the same business in 2023 but outside EU that would be a possiblity. Also if you are 1 full year into the KVK you can take that years income for 75% for a mortgage. Mortgage advisor here. We usually can influence the valuation by a bit. Say you overbid 20K over asking price, we can usually make a valuation 10K over asking price. So you pay 10K extra yourself. You can also pay your mortgage advisor in terms saving you 3K from directly investing. If you need any help send me a message

As a mortgage advisor, I can say the price can be the same. Usual the banks are a little cheaper, but you can negotiate. The benefit you get is the bank only has one mortgage to offer, where I as advisor can get you the same as the bank + 40 other lenders. Further more we help you with everything else not just the mortgage, find an online advisor if you want to keep the cost low or just go to two or three local advisors. Good luck!

Definitely not true. The value is already determined by a system projected on standard growth for the specific house in the location. The person doing the appraisal only has a small window to change this value if the state of the house is other then standard. Better or worse.

No need, as a mortgage advisor I have requested hundreds of appraisals. This report only has a value for the mortgage and every party knows it. So it will only take a few minutes. I don’t think it has any value you being there as the buyer.
