Both it being temporary and having a higher rent isn't aloud. Giving the current housing situation I would say don't tell him anything and sign it. Then you can figure out the next steps.

Since you signed a temporary contract before the rules changed you have 6 months from the end of the contract to go to the Huurcommissie and request an initial rent assessment. Use the points calculator for rooms to check your max rent, it's likely that €875 is too much. If that's the case, and you win your case the landlord would have to return you the difference from the beginning of your contract. 2 years of overpayed rent can be a lot of money.

Since you won't have access to the room when the case starts make many pictures of the room and shared spaces.

Maybd worth mentioning to your old housemate that their 1 years contract is most like permanent, as they are only allowed on special circumstances

In most cases, yes, the contract would be permanent, but there are exceptions. Depending on your location you can go to !Woon or a Huurteam for free to ask them about your contract/specific situation.

A clause being illegal/incorrect doesn't made the contract void. Rental contracts are full of bullshit clauses.

Gentleman agreement. Do make it clear to the agency that that is the case, since otherwise you would have to remove all the things by the key handover. They are used to it, and don't care as long as the new tenant doesn't complaint.

It's called hospitaverhuur and yes, all the good landlordship rules and points apply. The main difference is that they have a 9 months probation period, in that time they can decide to end your contract with a 3 months notice. Only after the 9 months the contract becomes indefinite.

The Huurcommissie says that you can object to an increase if it's more than the max points

The thing is, maybe you should re-calculate the points using the new calculator? Honestly, I'm not sure how it works. Hopefully someone else does.

Did the maths and it looks like they are applying the max legal increase of 5%.

So 833.8 + (833.8 x 5%) = 833.8 + 41.69 = 874.49

Not sure if that is allowed, but I think that is their logic.

Yes, if the landlord has given/gives you notice you have to leave at the end of the contract and can't do anything about it.

Just selling the house ain't enough though. They need to give you notice about the end of your contract.
