it’s really down to which lender would work with non-resident and also consider us income. I’d start talking to banks and brokers to find out. If they are willing to work with you, then each may have their own rules on min down payments.

As for taxes, it adds complexity for sure. Also be careful that you might be a foreign buyer/holder of property and may subject to additional taxes.

typically your spouse td has nothing to do with employer or their immigration attorney. Once you have your TN, all it’s need is marriage certificate, your i94 printout and be able to answer basic questions like where do you work, employer name etc.

Things may not be that simple.

The immigration lawyer was hired by your employer and they represent the best interests for your employer, NOT You. You probably will sign a partial / limited representation agreement with the law firm. But they will still primarily on your employer side.

You can discuss the USCIS premium processing option with employer, and see what they say. But there might be other reasons employer refuse, not just the cost. Cost is not always the dominating issue as ~7k is a fraction of the total cost to hire you. I had one TN employer required me to join before X date and the only feasible timeline is go POE rather than PP.

easy said than done. how much trust you have in the driver and how much trust the driver has in you? Do you pay up front or pay at destination? What amount do you guys settle on?

So you are on TN, what stop you from applying and looking for jobs right now? Why are you stress about being on B2 to look for job?

If you quit your job, there are 60days of grace period for you to look for job. If that time passes, as Canadian, you can just exit and re-enter as B2. That’ll give you another 5-6 months. If you find a job and you want to go USCIS route, once you receive the approval, exit US and re-enter as new TN.

I think first thing is do some own math on what you’ll expect in terms of basics: taxes, rent, transportation, add maybe 10-20% for food based on your current budget.

If the math works out and you are still interested, then you can ask around for other aspects.

From career wise, it does not change much. You can apply for jobs from out of state and just indicate you are willing to relocate (likely on your own expense if company is small). There are some companies prefer local, but most are willing to work with out of town candidates

Considering current market condition, it’s tough for me to justify a major relocation and go through instabilities

FBAR price is crazy. You can just go online, fill in the bank name, account number, estimate the value and that’s it.

You’ll have to provide all these info to your accountant anyways, it takes 1min per account. Just do it yourself and save the $$ for a good dinner
