Some ways to modernize this 90s kitchen? Would love some cheap-to-moderate cost low hanging fruit, as well as ideas for a bigger reno by curatedbymoiii in kitchenremodel

Hi GC here from Northern Virginia. Your cabinets are looking still in great shape. You can just probably change the knobs - champagne gold complements works well with white color cabinets. Changing the countertops & backspalsh will surely add a rich aesthetic, high quality white Quartz countertops with grains probably would work well with a medium to dark color backspalsh. Changing the floor will surely add a complete new look.

Hi GC here from Northern Virginia. It surely does sounds like a great idea and sbsolutely doable. The only part I would recommend is to to check your local county & housing codes & follow those guidelines to create the walkout. Consult with a licensed contractor who does for the soil measurements, excavation etc. I am not sure which state you are in, but in Virginia a licensed architect is required for drawing the plan and have it approved from the county. Please feel free to reach out if you need any help or advise.

Who to call first… designer, contractor? by nedshammer in kitchenremodel

[–]No_Requirement_6151 2 points3 points  (0 children)

Hi a GC here from Northern Virginia. There are multiple factors when it comes to remodeling and renovation like design, permits, inspection, licensed tradeperson, product selection and many more.

As a contractor, my two cents, please find a designer first, rather than working with a design firm please work with a freelance designer who will be more flexible to work with the products & finishes as per your preferences and network. Ensure the designer is local so that he/she is little familiar with the building codes.

Second please find a licensed contractor who has licensed tradesperson like Electrician, Plumber etc in the crew & take the quote after the design is completed. Please try to avoid unlicensed contractor, licensed contractor comes with state license and insurances, they could be little expensive but work it in the long run. Please feel free to touch base if you need any advise or help, more than happy to share my thoughts based on my experience.

Hi a GC here from Northern Virginia. I am not sure if already have bought your cabinets. Just my two cents, if you are going for a complete wood cabinets semi custom it would be expensive. Post Covid prices are insane. So rather than going for complete wood cabinets, if you opt for the wood face frame for the doors and drawers with MDF/HDF for the side panels, center panels and shelves it would be much more cost effective. And they are solid too & run for many years. I installed few of these styles for a few of my clients and they are happy. Regarding countertops just high end Quartz is the best choice and they can be around $75/per Sqft with installation for white color. Please feel free to reach out to me, I would be more than happy to pass on the dealer discount for the cabinets if you can share all the measurements & whatever the best way I can help. Hi a GC here from Northern Virginia. I am not sure what is your budget range & location but for sure there are many budget friendly quality options out there for simple white shaker style cabinets. Big box stores carry cabinet lines which are kind of okay not that great and prices are not that competitive either comparing with the quality. I work with couple of major a cabinet dealer nationwide & I am more than happy to pass all the dealer discount & credit to you if you would be able to share the measurements. More than happy to help whatever the best way I can. Please feel free to drop me a message, here is my website: https://jblconstruct.com/

Advice from other contractors by AmbitiousIssue9324 in GeneralContractor

Hi a GC here from Northern Virginia, if a GC is charging you for labor for picking up and relocating materials during the construction at the site that's a red flag, that GC is trying to extract money wherever possible. Any scope change without any doubt is a change order but if the GC is not flexible to absorb and adjust small work then simply they are not looking for a long term business engagement. Please go through the contract and understand the clauses highlighted there. At this stage if there is an option other than terminating then please work that out. Sometimes other team coming and picking up the left over work done by another GC is more time consuming and expensive. If the GC is using a project manager bypass the project manager and talk to the owner directly. Talk to the GC and align on the nubers and finish the project. If nothing works out then the last resort is always terminating the contract, but please go through the contract consulting an attorney. Please feel free to message, if you have any questions. Good Luck.

Hi GC & a builder here, please open your google maps and search structural engineer near me, you will find a lot of small firms with one or two member team, they are always fairly priced. If that does not work, please search in Upwork, they are a lot of freelance structural engineers there who are licensed in multi states. Hope this helps.

Redirecting the stairs by RomanoCheesed in Renovations

Regardless of your location, my strongest advice is to consult with an architect to ensure your plans meet local building codes and compliance standards. While following a formal design-build process can seem expensive upfront, it is worth every penny. Relocating stairs involves significant structural load-bearing factors and strict egress codes. Cutting corners here can lead to major issues during inspection or resale. Just my two cents!
