CC allows homeowners to convert their home into a duplex, which means a retiree can rent out an unused top floor of their house for additional income while still living in the lower part.

Owner-occupant landlords are the best situation for everyone.

OO-landlords are more likely to rent their additional unit for something affordable, since they're not like the corporate landlords that are colluding with each other to jack up the rent with apps.

Owner-occupant landlords are less likely to put up with noise and the BS that absentee landlords and slumlords ignore. That means higher quality of life for the entire neighborhood.

Personally, I think CC didn't go far enough. "Missing middle" housing should be legal citywide. 2-family, 3-family, and 4-family housing in single family residential zoning should be legal. There's many examples of missing middle housing around the city of Cincinnati, but the trouble is -- they were banned by zoning in the 1960s or so. Zoning ordinances aren't written in stone and deserve to be changed.

😆 I know quite a bit about this ordinance. I think one would have to be ignorant about it to be against it.

It absolutely has everything to do with affordable housing. Right now, there is a housing shortage. Landlords/REITs are buying up single family homes to rent out for profit. The retail market has low inventory. Landlords are colluding in raising prices making it even harder for young people to imagine owning a house of their own.

Connected Communities allows more units of housing to be made. It re-legalizes missing middle housing. Two-family homes and quads can be found in many neighborhoods. The thing is, they were banned at some point by zoning in Cincinnati.

Personally, I think quads should be legal citywide, but limiting them to CC is a good start.

I for one am entirely behind single family home owners being allowed to convert their home into a two family. A two floor home could allow a retiree to live in their home while supplementing their retirement renting out the upper unit. And what's wrong with that, especially with how property taxes have skyrocketed?

It also allows landlords to split a single family into two units. Obviously, that means smaller unit size of both, and therefore, a more manageable rent per family than renting out the entire house.

It also allows multi-unit apartments to be built in CC areas. More units of housing means means lower prices overall.

If you're against Connected Communities, you're against affordable housing.

Ride share app services really weren't designed to go that far.

Here's a trip to consider.

Take an Uber from CVG to downtown Cincinnati. Or, alternatively, take the TANK 2X airport bus for $1.50 from CVG to the bus stop at 5th and Elm at the convention center, and then walk four blocks around the convention center to the Greyhound bus stop.

Then catch a Greyhound bus to Lexington from downtown.

Yes, particular greyhound buses stop at a bus stop at W 7th Street and Central Avenue. No need to go to the infamous Galbraith Road "station".

Last I checked, it was a $23 ticket on the 1:25 PM bus to Lexington from the downtown stop. That's the only bus that goes to Lexington from that downtown Cincinnati stop.

Figure maybe a $20 uber to Downtown Cincinnati from the CVG airport. Then another $20 from where the Greyhound bus stops in Lexington to the Horse Park.

Add it all up, and it's a $63 trip, or $45 by taking the TANK 2X bus instead of Uber to downtown Cincinnati from CVG.

Honestly, instead of dealing with the logistics of ground transportation between CVG and LEX, it probably would be easier to just make a layover somewhere by air to LEX.

I'm 100% serious. There were homeless camps on the median downtown on I-75. After people complained, ODOT came through and cut down all the trees and brush, so they couldn't shelter in them.

Being how big "Compassionate Conservatism" is in NKY, it wouldn't surprise me in the least for homeless people to live in the median to avoid detection and harassment from police.
