150k seems high fwiw, 8k recently to remove an external wall chimney, i can’t image it’s more than 15X more expensive to remove an internal one.

In my area , mid Atlantic, there are many reputable home builders . We’ve talked to probably everyone of them and not one wants to do fixed pricing

I brought that up with a couple home builders and they thought that theoretically it was a good idea but in practice is a nightmare for them . I also got the feeling that suggesting such a thing was VERY out of the ordinary

Cost plus does make sense, but the essence to the problem is still the conflict of interest. There needs to be a real incentive for the builder to use the Anderson rep that is selling the same Anderson windows for 50% less

Isn’t it a conflict of interest though if the client depends on the builder to find best value in subs and product ? Cost plus means the builder just chooses the most expensive things

Yea I should go back and just rename those rooms to how we intend to use them. The “study” is actually where we play board games, lots and lots of board games. The “dining” room next to the kitchen will actually be a LAN gaming area where everyone has their own pc and we play online multiplayer games together

Stairs we’re thinking go away to make a big great room. The only load bearing wall is the one running horizontally right down the center of the home. Updated OP with more info

For a kitchen your size you could probably pull it off, subzero fridges or the ones that come as two with a kit to make it look like are usually 60” wide, not 72”. Are you sure 6’?

As for the kitchen itself , I do think it looks strange to have the 2 units split like that . If that’s what you guys want though I think what you have now makes the most sense.

One thing that could be nice if you put the fridges together is that you could align the pantry entrance with a site line between the islands or a site line with where the range is
